I would recommend going to Guardamar for a few days or so (maybe have a short holiday) and looking around independently first. There are lots of Estate Agents and you can see from their windows what properties they have for sale.
It is best not to get the Estate Agent to do the 'whole package' but to only use them for buying the property and get a Solicitor /Abagado to deal with the legalities of the sale process/conveyance separately.
A good solicitor in Spain, as in the UK, will be working for you and they can be valuable in making sure all is OK with the property legally and that there are no debts on it. They will also be helpful in getting your NIE (if you need them to get it) and Utilities set up for you. They can also tell you about all the expenses associated with the buying process and help you sort out and pay the Spanish taxes that will need to be paid too, if you want them to.
An Estate Agent is good for showing and selling properties but an independent solicitor (not one the Estate Agent recommends!) will be working in your interests.
Abaco solicitors who I used when buying my property have a good website with lots of helpful information . There are many good solicitors in Spain but one thing I would always check is how good they are with communication by email and have a decent website as when you are in the UK that will be extremely helpful.
