I am thinking of buying a property in La Marina for holiday letting can anybody advise me please?

1) Throughout the year how long could one expect to rent out a holiday home in La Marina ?

2) Is there a community website where one could advertise from ?

3) Has anybody any advice about using a local estate agent ?

4) What do others think are the requirements within the villa to provide a happy holiday experience ?

5) What realistically are the obtainable weekly rentals achievable throughout the year ?

Thanks to anybody able to or does assist me here.

I live in Almeria, Spain and need to invest to subsidize the state pension and don't want to make any horrendous mistakes. Its all a bit scary, particularly with all the unknows that exist these days.

Any advice will be much appreciated. Thanks, JB.

I can't advise on any of your questions, but I'd point out that you'd need permission from the town hall, energy efficiency certificate, landlord's insurance, and pay tax of approximately 25% of income.

Does the 25% tax come into effect if you live in Spain what if you live in England because I don't want to rent out if I have to pay both countries tax

All income is subject to tax, irrespective of where you are resident.

If your country of residence is England, you'd still need to pay tax here, but you'd declare that tax on your UK tax return so it could be offset against the tax due in England.

Even if you don't rent out the property here, you still need to submit an annual 210 tax return.

Hi,

Not much help regarding the questions you asked but;

You will need a licence for the property also a habitation certificate.

As far as I am aware: (our friends have rented out their property)

All electrical items must have an annual check from a certified electrician to ensure safety.

You will need the correct insurance for liability. 

They have had a nightmare with furniture trashed, things broken, also some who came long term and did a runner. 

Damage to the pool due to rough and tumble,  all swimming covered in sun lotions, the filter gave up. 

You will have to declare the income wherever you pay tax and pay 25% in Spain. But this may change after the Brexit.

What Phase are you buying in La Marina, there is an information centre up by Santander Bank, speak with Schaeppi Rheinhardt and he can give you the answers you need, or go to the office next to Kumars on Consum Square, and Tina can do likewise. I would suggest that if you are renting out using an estate agent, make sure you cross every T and dot all the I's with them, as they are quick to take money from your rental fees for damages caused by the tenants, opposed to withholding any security deposits before checking the property for damages.  You should also make an inventory of everything that is in the property, and insist that this is checked on every handover, it would also be an idea to speak with any neighbours that you would have to  check if they have any concerns with rentals, (not everybody likes having constant changes with their next door neighbours). Alternatively, you could always set up your own website and control everything yourself, price, cleaning, checking property for damages and handovers.
