What's peoples views on getting one , the Spanish want us to have them , but not put the resources in place to do it, mines been applied for 3 months but haven't got past town hall stage yet , has  any body else got the same problem? They must have realised this when they brought the laws in . Just fed up .

Laws on tourist lets have been tightening up since 2009 and registration came about in 2015 and enforced from 2018. The authorities have had resources in place to deal with these licences but owners either didn't know, or ignored the rules. This led to a mad rush for owners to get their properties licensed when they realised that they couldn't even advertise their property until the licence was in place, hence the long delays. The threat of a large fine and the property being closed down, even mid rental, is the only thing that seems to have worked. Although I can understand your frustration, it is the owners who failed to act who are to blame.
The authorities are also looking in to the possibility of previously unpaid tax  when an application is made as they know that some have been renting their properties without declaring the income and heavy fines are being imposed. It all takes time. The last I heard, at least 6 months, with no guarantees the licence will be granted.

Given the delays and complications I predict that in the not so very distant future we could be looking at a virtual flood of properties coming on the market from owners who were reliant on rental income to pay a mortgage but for one reason or another can't get a tourist licence - or can't continue to service a loan without the income - and are forced into selling.

Properties which have hitherto been let illegally or under the radar may nherit any debts or fines levied on them which will be reflected in their value.

I think the Spanish want to be careful, if the British leave in droves it will only be painful for Spain,

Yes 

A possibility eu citizens will leave the uk(possibly)  to return to their own countries  with no work or prospects

I believe the Uk won’t be stupid enough to let people who are of value to the country go 

Also to say the Spainish would like to see the back of the brits is overstated

Vast amounts of British money comes into the country via pensions being spent etc etc

Community charges etc, standing charges for water electricity etc

To say the British are a superior race  is harping back to colonial times and I for one being half Irish half English find it insulting 

Yes we have our fair share of idiots who sponge off the state but NOT the vast majority of fair minded people who were probably ignorant of these laws

Just to back up what Cheryl and RayD have said.  New owners applying for rental licenses are sadly being caught up in the back log of owners who have been letting illegally for years and have now flooded the application system.  The new early stage for the town hall being involved was only brought in last July, just as everyone in Spain was about to go on holiday for a month (to all intense and purposes, anyway) so they were already hugely behind by September!

But please be patient - you should not risk advertising or letting without a license.  When we got our license in early 2015 it took just a few weeks from beginning to end and was very simple.  By June 2015 it was compulsory but largely ignored by those who considered themselves above Spanish law.  It was well advertised in all the English (and other language) newspapers in Spain, on the letting sites and various other places.  Now the wait is 8-9 months and no, there are no guarantees.  Town halls are not obliged to issue certificates of compatibility, some are not even accepting applications at the moment until they have cleared the backlog, and if your property doesn't meet criteria for room sizes you wont get the license.

I'm intrigued as to if your one of the Brits the Spanish want shut of Rayd.. because I for one have sure had enough of your insults!

We bought our house out right.. we dont let not even to family, we pay all our Bill's and taxes.. so dont dare tag everyone with your own friends..

There is no one in our area that we know of that rents their place ought illegally.. 

So either you stop your insults, or prove what your saying, and I dont mean internet.. 

I am telling you now, this is the last time I am putting up with your insults, I take it personally,  you insulted my husband about his work in the past.. show us your qualifications Ray! You must have some, for being a narky insulting lonely old man!
