Having seen details of new bank charges being introduced shortly we decided to visit both our banks to find out how we could avoid them as residents.
Caixa: They will not make any allowance for pensions paid direct to them from the UK, it would have to be a Spanish pension or salary. If we took out home insurance through them with buildings of €157,500 and contents of €20,000 ( no jewellery, high risk items or anything in the garden, and this would have to cover all sanitaryware, kitchen cupboards, central heating system and tiling as the buildings part only covers the walls, roof and windows) the quote is €380.

If we take out the insurance we would need to have an appointment with the manager to NEGOTIATE a reduction in the €60 per quarter fees.

Sabadell:  With the Expansion Premium account, we would have to have our UK pension of mimimum €700 monthly paid direct to the account, maintain a minimum balance of €150 in the account at all times and take out home insurance covering €186,000 buildings, €28,000 contents plus jewellery €2,000 for €414. NO CHARGES AT ALL.

I have yet to compare insurance coverage but Sabadell have provided full terms and conditions in English, Caixa's is in Spanish.

We have an appointment next Friday with Sabadell to finalise the account, set up direct debits and collect our debit cards and then to Caixa to close the account! Sabadell also accept that changing the bank on the pensions will take time so once our new account is up and running next week they will waive any charges on the old account.

Edit: We currently pay @ €500 with Linea Directa for slightly more cover so the bank's insurances are not a rip off, imho.

Just looking at those house insurance quotes...seems high enough.  
AXA only charge us  200€ for similar to your Sabadell quote.
Mapfre with bank was close to 400€.

And why 30k difference between the buildings insurance amounts?
Seems being over OR under insured is not a good idea for insurance companies?  

Bankinter don’t require any minimum amount going into account.

60€ per YEAR.   Seems fair enough as we use their ATM as much as possible and have direct debits etc.

If Resident and depositing pensions there would be no charge they said.

I’m sure if you are happy with the house insurance quote then it’s okay but seems bank is going to make money out of it!

Hello Maria, we didn't have figures to hand in the banks so they just applied a guesstimate. To me, €180k odd is a ridiculous amount for rebuilding costs for a single skin 180 m2 construction with a corrugated roof but there you go. We have to do a serious costing for contents though as we have 4 bathrooms, bottled gas central heating, a new kitchen and tiling throughout and that is before we add furniture etc.
My morning's reading tomorrow will be the Sabadell terms and conditions, I mean, are the electrics also within contents, thinking in the case of a total loss? Considering in the event of a forest fire/earthquake/flood they wouldn't be paying out a penny and from many comments on this forum and Talk Quesada, the Consortium don't want to pay out either!
Possibly the type of property could affect the premium as we have a detached country villa on 3000 m2.
Good to have comparisons though.
At least next Friday there will be someone we can speak to in English when we arrive with our list of questions.

I am under the impression that bankinter have increased their charges from February, this information was on a post earlier this year on this website.

I'm resident and with Caxia. 

I have two UK pensions transferred in each month. 

I have no additional products other than a savings A/C into which I automatically transfer a set amount each month. 

I pay ZERO charges and never have even before I got residency.

What little paperwork there has been has been mostly in English. 

My online banking is all in English as is my smartphone app, and ATMs.

Hi Cheryl,

It is so difficult to get answers to the fine details as you say.  Electrics would be costly to replace.   Kitchen and bathrooms very high costs.   😨

It is very scary to read the comments from householders who have been let down by all insurers as a result of flooding.  What were they supposed to do differently?

Good luck with reading.   Yes I’m sure your insurance is different as we’re supposed to have some insurance cover from being covered under “community” for buildings.

Yes perhaps Bankinter have increased now. 

But our letter was dated before February and said 60€ for one year.  After that who knows?   We will probably have to shop around.

Hi Movingon, I'm guessing we both bank at the Albatera branch? We have had low charges since we opened the account, reduced when we became residents, can't remember off hand how much but nothing which bothered me enough to do anything about it. We went in there today and that was what we were told. Maybe your savings account and/or pensions are high enough to warrant a different outcome but for us the new charges will come in 1st April by which time we will have closed it completely.
As we were sat in front of him speaking English and he still gave us complicated terms and conditions in Spanish then the level of customer service alone would be enough to make me leave, especially knowing now that others get them in English!

Along with your pensions, your "additional product" IS the savings account, hence why you get free banking.
