I know I have been on this subject before but found out only today that friends that sold recently (respected agent)??.nearly got done for 5k by a agent who lied to them about what price he had a offer on.Why is this still happening in spain ,why are this agents so greedy that 3pc commission is not enough

If the owner got what they wanted to achieve for their property and the buyer has( inevitably) paid for this....HOW????.can anyone think they have "nearly got done?"

It will never stop in Spain. Thats what some of agents are like. If they can get more for themselves and not tell their client. They will.

Knowledge is power and Agents take advantage of that, if buying always try to speak directly to the seller and vice versa if selling, Agents don't like that. Many of us have been stung by these "respected agents".

I fully agree (knowledge is power). My local knowledge has helped a number of people agree a private sale/purchase. My own country house is on the market. I am in hope that with a private sale, whoever buys will save on agent´s commission fees. But having said that....(the same as with any purchase.....) if you buy through an agent, dealer, etc, you are paying their wages. That´s how things work. If you can "cut out the middle-man" the money saved can be deducted from the sale price.

Many shady agents in the UK as well, not just Spain. We accepted an offer on our house in the UK after an open weekend. We later found out about 3 other offers (2 the same price and 1 higher) that the agent didn’t tell us about. Turned out the offer we accepted came from a client also selling their property through them and enabled their chain to complete. We threatened the agent with  the regulator and got a 1k refund. Largish fairly well respected Southern chain as well.

I´m not certain, and I know what you describe happens in UK, but there is that regulatory body there whereas there is not in Spain.

Go on Facebook to see Spanish Property Team comments recently. They got approached by another agent wanting to push the price up they were having none of that deceit.

You just need to go with agents that want to help instead of greed I guess. Pick wisely may be the moto.

Makes my blood boil as there is no need for greed.

I think I got it wrong I thought agents were supposed to represent the seller not themselves .
