Tourist rental licence required

although someone is working on getting me a rental licence from the tourist office as I am based in the Uk for my          apartment in algorfa it is taking some time .Does anyone know where or who I can contact to obtain this licence            thanks

All applications are currently taking several months.  If your application has been submitted it will be in the queue.  You said someone is handling the application on your behalf, so if you are paying someone to do it then chase them up.  

The stages are - obtain certificate from local Town Hall (can take several weeks and this additional step was only introduced in July this year), send with other required documents and application form, wait a couple of months, get sent an appointment date for your property inspection (several weeks ahead usually), if everything is in order then the license will be issued.  Then you can advertise your property as a holiday let.  Buy your official plague and complaints forms.  Book appointment with local Guardia Civil to obtain your personal log in details for their site to register guests.

There is no short-cut.  It is currently a very slow process due to the numbers of owners who were letting without a license all applying this year.  They license has been compulsory since my 2015 (earlier if you owned more than one holiday let).

There's a lot of attention being given to tourist licences at the minute as the requirement to comply with the law is being more strictly enforced. The penalties for non compliance are severe and advertisers as well as property owners face a massive financial hit.  Just a word of warning - there are many rental companies adding "tourist licence in process" as a means of complying BUT many people are unaware that there are strict room size requirements for properties to meet before a licence will be granted. Most properties are having difficulty meeting the minimum room sizes for the bathroom and therefore fall foul of the law. It's a minefield and one that is increasingly being enforced. A lot of people are likely to be disappointed - just a heads up, folks. Beware! " especially if buying a small property with the intention to let it out to tourists - most agents" forget" to tell you about this and will happily sell you something that ends up not being fit for purpose.

I work as a property finder and have been telling our clients about licenses and regulations for over three years.  Yes, room sizes are an issue, and if people have converted underbuilds then sometimes low ceiling heights and small windows can also mean no license.

If any of our clients are looking for a property they want to rent out we go through the criteria with them and tell them not all properties will get a license, but don't expect the estate agent to know the regulations - they don't.  In fact I have been pulling agents up on not talking about the need for licenses to be able to let to the holiday market since early 2015, some have only just caught up with the need and most haven't a clue about what is required to get a license.  

Estate agents need to educate their staff on the rules and limitations regarding the whole procedure so they don't leave themselves open to false representation of a property.

It's great to see that you're up to date and upfront - if only everyone else was. I have had people trying to sell me investment properties that wouldn't qualify for a tourist licence so I've had to educate myself as to the requirements. A lot of people run the risk of getting their fingers burnt. It's great to know that there are people like you who know the law and advise clients accordingly.

Hi there, i work affiliated with an accounting firm that handles the whole process for you for €110 + 21%iva per property, he estimates a turnaround of 3-4 weeks. all you have to do if scan the required documents. let me know if you would like further details. thanks
