When trying to sell our house iwas making enquiries with agent to assess there fees etc . And on occasion was told there is no IVA if I did not want a factura.

I wonder if the tax office would like there details.

Of course there are honest estate agents but I wouldn't touch one that offers to forget your IVA for no invoice because they are not honest!

Use the AIPP site and searchfor someone local - Association of International Property Professionals.  They have a code of conduct that members have to adhere to and there are a lot of Spanish agents that are used by Brits to either buy or sell listed with them.  If the one who offered to ignore the IVA on your sale is on the list then report the company to the AIPP as they will take action.

www.aipp.org.uk

And no, you wont get a decent estate agent for €1000 - that wouldn't cover any decent companies costs.  If you have the type of property that is most likely to appeal to Brits, Scandinavians, French etc (ie in a more ex-pat/international area rather than a residential Spanish area) then you will need an agent that does international advertising.

Thanks but I have had 5 agents out of 7 offer to drop the IVA and I didn't mention 1000 e .

Sorry but with the current boom they are popping up like mushrooms

So use an AIPP member.  If they offer to drop the IVA report them to the AIPP.  Their rules/codes of conduct are there to protect buyers and sellers and ensure standards.

And then what?  total rouges 3 per cent 5 per cent for doing what half the time they send a different agent to share the spoils they just prey on people who can't sell the properties they sold them 5 years earlier.

Sorry where there is a easy buck ,boom and bust it will  happen again

Well as usual Pacoboy you have dismissed helpful information given you in good faith.  (I've seen you do this to others on the forum too.)   You say 'not the same class as the UK' but if you had bothered to check out the AIPP then you will know that it is UK based, and  "AIPP Business Members are also subscribed to the independent and specialist The Property Ombudsman service. Members of the public can, at no cost to themselves, make a complaint about an AIPP Business Member which, if upheld by The Property Ombudsman, could lead to an award of compensation being made to the complainant of up to £25,000 – such an award being payable by the AIPP member."  It is the international equivalent of the NAEA.  So if that doesn't given you assurance nothing will.  Some people just can't be helped.

As you seem so mistrustful of professionals I suggest you advertise privately (and why not do all the conveyancing too yourself?)

No. My work means I have a lot of contact with estate agents, but there are some with whom I choose not to work and some with whom I am happy to work. Integrity matters, personal and professional, and it is possible to have an ethical code in business.
