Hi All,

Whilst looking throught the forum for advice on how to complete the Modelo 210 and pay the tax, I have noticed that some people have stated the actual cost of their tax, which in one case was as little as 17 euros.

I know this is calculated on the Cadastral value of your property, but we have a 2 bed apartment, so one of the smaller properties I would think, and the tax for this last year was 150 euros.  

Does this seem excessive?  We have been dealing with Angar but wont be doing that this time if I can avoid it, seems I am not the only one of here quite taken aback by the increase in their fees.

Im sure there was a 'Jims Guide' on how to do it yourself but I cant find it, has this been deleted?

I have a 2 bed apt in La Florida and last years non resident tax was €39.43

€150 seems excessive, is it possible that you are confusing this with the IBI (SUMA) ?

If not it would appear that you have paid the wrong amount and should be claimed back.

Hi Ken,

It’s definitely the non residents tax, on the form modelo 210?

I have queried this wirh Andy and he says the amount is correct. Any idea how I can query this with the tax office?

Hi, we’ve had it over 5 years. Last years payment was €150.49 and it was the same amount the year before. 

The ‘Renta Immobiliara Inputada ‘ is shown as €792.03 if that offers any clues?!

Hi Julie 

The formula for calculating Non Resident Tax is as follows:(assuming you don’t rent out) 

A. Cadastral value 

B. Multiplier ( either 1% or 2% if your Cadastral value hasn’t been revised in the past 10 years) 

C. The tax rate has increased from 19% to 24% this year as we are no longer EU members.

So A x B X C will give you the amount of tax you need to pay. If it’s for 2 people you pay half each. 

Hope this helps.

Do you know how much the valor cadastral is Julie ? This will be on your Suma bill.

Also the R.I.I figure which you have given seems disproportionate to mine which is €207.

Could I make a suggestion here ?

I realise that your orignal post was about doing this yourself but if you have paid too much you could need some help to reclaim this.

I would suggest for this next payment only to enlist the help of the person I have used for many years, Lesley Williams at https://www.spain214.com/ she claimed back some over payment for me, she charges €35pp for filing the forms and she can also pay this for you and also discuss what you have been paying in the past.

This would give you some breathing space to learn more about the process of doing it yourself in the future.

Hi Everyone 

Thank you for all the replies and suggestions. 
the Cadastral Value is €39,601.34. We bought the property 5 years ago but it had never been lived in and was a Bank Property, not sure if that’s relevant but if I apply the 2% as a worst case scenario and then 24% of that it does actually come out to €190.

I am waiting for a couple of my neighbours to come back to me with their figures as the properties are all very similar. We have a communal pool, not sure if that increases the CV?

I am also waiting for Angar to clarify his fees for me as those shown on his website are lower than I have been quoted. 

I’ll update the forum when I have some more answers!
