When do we start paying non-residential tax?

Hi,

We bought our property on la finca golf complex in September 2019 and not sure when we would have to start paying any non residential tax. Due to the covid crisis we have not been able to get to our property so not sure of the correct process and have not been able to access any post. Does anyone have a rough idea of the cost of the tax? Is it paid in a particular month? I have read Jim’s details about a company who will charge for the form to be completed but will I do this after the first year of ownership?

Hi. I bought my property in October 2019 and my tax is due at the end of this year so yours will probably be the same I guess. I did it all with Angar Taxation Services as recommended by Jim and they were very efficient. All done and dusted in a matter of days.

Hi Suz,

If you don't rent out your property, Non-residents' tax is due by 31 December for the preceding year, so as you bought your property last year, you need to pay the tax for last year, by December this year.  If you rent out your property, the tax return has to be done quarterly.

Some companies charge for tax returns per person, but Spanish Tax Forms charge per property and are highly recommended:

Hi Kim,

Thank you, we are hoping to be over in September, if Spain allows uk citizens in,so will get all sorted, do you have any idea what the tax amount will be, we don’t intend to rent.

Hi Suz,

The tax is based on the Cadastal (land registry) value of your property.  Look at Jim's guides, and scroll down to the section on Non-resident's tax, one of them includes an example of the calculation:

Jim's guides - your complete guide to Spain

If I remember correctly, the Non-resident tax for our first year here, before we became Resident, was Eu 144 for a 3 bed/3 bath detached house with private pool.  We lived here less than 6 months in that first year, so it may have been pro-rated, but Jim's guides should advise.

You obviously only pay for the proportion of 2019 that you owned the property. If you jointly own it, the tax return would cost you €40, from:

That €40 includes payment, so would be cheaper than Spanish Tax Forms.
