5th floor, no lift would rule many people out. People look ahead a few years when they buy & as they age , lifts to high floors become essential, especially carrying shopping.
Tell your neighbour to advertise it locally & hope someone young/fit enough for those stairs, shows an interest.

5th floor no lifts, certainly cuts down on people's willingness to view it, never mind put offer on property
Month of July August walking up 5 floors with shopping, not my idea of relaxing holiday,
