Habitation Certificate

Is it right that a habitation certificate is valid for 10 years only. Ours was first done in 2006.

Hi Brian and welcome to the forum!

Yes, it is correct that Habitation Certificates are valid for only 10 years (in some municipalities, it may be only 5 years).  You need to apply to your Town Hall to obtain a renewal.

Hi Val,

Yes, but the cost may vary from one Town Hall to another.  This link takes you to an article from the tax advisors I use, Abaco Advisors, and should be helpful for you:

When we sold in 2019 we were told it only lasts for 5 years. When we sold we had to get a new habitation certificate and an Energy certificate done, cost for both was 450 Euros.

Energy certificate on Spanish house, what a joke. Theres more insulation in a tent lol.
