Help with buying a home

Good morning all, I have just returned from the wonderful sunny Spain, and have been looking at some properties in Costa Blanca (thanks to those that gave me some advice in my last post).

I have found a couple of properties that I like, but in order to get a little loan (I have got a deposit but may need a bit to top it up) I need to say how much Suma is and basically what my outgoings would be monthly to run a small house in La Marina? Not sure exactly so if anyone could help I would appreciate it....any other tips would be helpful too :)

Hello

 Suma varies from one home to another & is based on property size &  size ofoutdoor space. 

 Utilities are depended on what plan you have (Iberdrola eletricity) & usage etc..... the same for water. Standing charges are high in Spain even when the property is not in use.

Everything else varies & you can google for some  online quotes.....wi fi, tv,   mobile phone,  house insurance &  related vehicle  charges ( there is very little public transport in La Marina.) 

 If someone who lives there can quote actual figuers, then that might help a bit  but so much is down to you.

Thank you so much for your response. I'm hoping someone on here may give me an idea of those costs you talked about.... i'm looking at a small 1 or 2 bed on La Marina.

Ask the real estate or owners … they should have the info on SUMA … we take that info when we have a new listing 


Average suma on a 3 / 4 bed older property with lift is around 350 per year where we are in Santa pola

Just a little bit of info.   La Marina urbanisation is on the inland side of the N332 road (the road that runs along the coast and is the main one that runs between Alicante and Torrevieja) and comes under the jurisdiction of San Fulgencio, but La Marina village is on the sea side of the N332 road and comes under the jurisdiction of Elche.   Each municipality has it's own rates of IBI (Impuesto sobre Bienes Inmuebles) - similar to the council tax in the UK.   SUMA is just the agency that collects the IBI in this Province.   

A couple of websites that may be of help are as follows:

Citizens Advice Bureau Spain for bureaucratic stuff, and

N332 for anything to do with driving in Spain.   This site is run in conjunction with officers of the Guardia Civil for English speaking people and has an English version of the Spanish equivalent of the Highway Code on it.   Their Facebook page has kept us up to date with the rules and regulations regarding COVID since March 2020.

Hi Jo,

You don't say whether your purchase is for a permanent move to Spain, or for a holiday home, but I've assumed the latter for my reply.

Can you use Excel spreadsheets?  If so, I can email you a simple, 1-page spreadsheet to capture this information:

-  IBI (Council Tax, payable to SUMA)

-  Non-resident tax (Modelo 210, if applicable)

-  Community fees (if the property is on a Community of Owners)

-  Electricity (standing charge + consumption)

-  Gas (if used, probably bottled) 

-  Water (standing charge + consumption)

-  Internet provider (on/off service if non-resident)

-  Home insurance 

As Cfell has said, you can ask the estate agent for the amount of IBI payable on the property which you are considering for purchase, and when it's due in that location.  Do you know whether the lender will accept this information confirmed in an email from the agent, or whether they will expect to see a copy of the latest bill?

The selling agent should also be able to get an estimate of the other costs I've listed, but we have many members who own property on La Marina, so hopefully they will be able to give you a good steer too.

Thank you all, it is really helpful to see that list of bills that I will need to factor in....just wish I new someone on the urb that could tell me how much a Josefina house may cost to run yearly. It will just be a holiday pad, somewhere we escape to to get a bit of sanctury lol...

Hi Jo,

I don't know what a Josefina is - does it have 1 or 2 bedrooms?  Is it on a Community?  The selling agent should have, or be able to get for you, confirmation of the IBI and any Community fees.

I have friends who have a 3-bed quad near the Consum square, which is a holiday home.  I could ask them, but their bills will likely be higher.

Hi Kim, thanks so much, that would be great to see what sort of amount I'd have to pay for a holiday home.... i'm looking at both one and two beds atm.....quite small..... but it's good to know that the agent may be able to help also....

Contact the local tax office, ask the local estate agents and also the local City Hall.
Write to them in crystal clear English with a Google Spanish translation.
May take some time, so be patient.
