Static Caravan vs Bricks & Mortar

We are undecided whether to buy a static caravan or an apartment. 

Does anyone have any opinions on their experiences of the above and which you believe is the best option.

I have lived in apartments in Benidorm for 8 years and personally think its far better than a static caravan. 

I have several friends who live on the Benidorm sites and they are always complaining about the lack of privacy. The cost of living on a site can also be more expensive than living in an apartment. 

Most of the Benidorm sites are towards the outskirts of the town.

Your choice......

This is my opinion only and happy to be corrected.

A caravan is like a car, it will lose value over the years.

An apartment shouldn't do so, although don't expect it to appreciate much either, I bought an apartment 20 years ago, the sale price today is very similar to the purchase price.

Running costs of the apt when I bought were app €1000, nowadays app €1500 pa.

I think a caravan would be much more than this once you have paid utilities plus the site fees.

The advantage of the campsites is the community atmosphere, club house etc but as Steve said there is a lack of privacy, ive got friends on the campsites and even they moan about it.

An apartment would be the best bet particularly if you could find one on a small complex with an active community

It's not just about money.

An often forgotten advantage of a static or similar is that they are not regarded as properties which, come the time, can entirely remove your heirs from any interaction with the Spanish tax man or probate issues etc. or CGT if you sold yourselves.

They can be flogged at anytime at any price to anyone from anywhere just like say a used car.

For many who live in such places that trumps all.

Frankly the pros and cons of each are so far apart as to make a simple comparison virtually impossible!

If going for a caravan/campsite do check that you will still be able to use the awning/storage areas as the seller previously did. 

I seem to remember reading an article that said certain sites are enforcing the rules regarding awnings that had been converted into additional rooms. Only certain items could remain in the awning overnight and everything else had to be brought inside the caravan. Additional sheds & storage areas were also to be banned.

**EDIT  Not exactly a link but see this post New rules apparently the rules have always been there but never enforced.
