can anyone please confirm that the spanish government is now accepting proof of house purchase from brits as valid entry from the uk, and has anyone been able to gain entry by showing theirs, thanks for your response.

Hi Dartagnan,

Only Spanish Nationals or Spanish residents can currently enter Spain.  However, for those UK citizens who were unable to obtain their TIE before leaving Spain, you can re-enter Spain if you can meet the documentary requirements detailed below (extract from www.gov.uk) - I think the final bullet that I've highlighted is the one you refer to:

"Additional requirements for UK nationals resident in Spain

"The Spanish government has formally confirmed to the UK government that UK nationals who were legally residing in Spain before 1 January 2021, and as such are beneficiaries of the Withdrawal Agreement, can use any of the following documents to prove their residence status when entering Spain:

  • Residence card issued under Article 18.4 of the Withdrawal Agreement (the TIE – Tarjeta de Identidad de Extranjero)
  • In the absence of any of the above documents, other documents that credibly evidence your legal residence in Spain before 1 January 2021, such as a padrón certificate (issued by your town hall), a work contract, a rental contract, or proof of property purchase"

Kind regards,Kim

Presume you need more than just house deeds as that would allow non-resident property owners in?

It will be interesting to see if this gov.uk advice is tested, because I very much doubt an immigration officer is going to wave you through on the evidence of just a Padron or a restaurant receipt from last year!

I could be wrong though 😁

I think it's poorly written.  The intended purpose was to help residents, trying to return to Spain from the UK, who don't have their ORIGINAL documents with them (I carried a copy of my green card around for years, while the original was safely stored at home).  Some people take photos of them on their mobile.  I'm surprised not to see the Spanish driving licence on the list, because you can't get one without residency (I always carry the original of that in my purse, as I expect others do too).

The overarching rule is that travel from the UK to Spain is currently banned, EXCEPT for Spanish citizens and Spanish residents.  Given the costs involved if you're denied entry, I wouldn't expect non-residents to risk it.

well its quite easy to prove if someone's house deed is above board, the name will match their passports.

I know that but my point was holiday home owners could show house deeds and enter. It is not evidence of residency.

The Gov.UK website suggests they are, but as I said previously, I think it's badly written because Spain is not currently admitting non-residents.

Previously, the issue was that airlines weren't accepting COPIES of residency documents or approved residency applications, but if you have one of those with you and can support it with the other documents listed, you could check with your airline that you'll meet entry requirements.
