Hi. My partner has just read somewhere that you are now not allowed to have a kitchen in your caravan awning. We are moving to Benidorm to stay permanently on a site there. What are the new rules/laws. She also said something about showers and toilets. Can someone shed some light on the new laws please, so we now before we get there. Thanks in advance.

Villamar are enforcing the rules which were already in place but not enforced previously, there are now restrictions on renovating caravans and awnings, you really need to ask for a copy of the rental agreement or join the Villamar Facebook group and read through the back posts as the info and contracts are on there.

One thing I noticed when I read a copy was the management reserves the right to move you from your plot to another plot or temporarily move your caravan from your plot so they can carry out maintenance to the plot, impossible when so many no longer have wheels, A frames and have solid floors and fitted out awnings, I was looking at buying on Villamar but you just don’t know where you stand or if it will turn out to be a waste of money, you really need to join the Facebook groups for the camps and ask the owners on there.

I believe the rules are from the Valencian Community but I’m not exactly sure of what they are.Perhaps more importantly have you got your Visa sorted or are you one of the lucky ones with a European Passport?

I know of a man who moved over to Spain at Christmas before covid. Still there. Since bought 2 apartments and a car. Has flown out of the country on a few occasions and absolutely nothing has been said to him. Personality,I’m amazed but it’s my opinion that there are more than him doing it.  How would you actually know?  Are people checked for residency? If you own a house and have your NIE , you can buy anything.

If he flies out before 90 days on a UK passport and is within the rolling 180 days he will be ok.Maybe unknown to you he travels on a EU passport.Everytime you book a flight or ferry you have to input your Passport details.Everything is recorded,it’s not just down to the sleepy border guard.

Im looking at the idea too,  yet Some vans and awnings are walled with composite  and real windows  and doors.

My worry is they tell me after  purchase and I'm making a living area that  I can only  have a plastic  awning ( freezing cold winters) while  neighbours all around have solid insulated buildings basically! And they can kick you off if YOU kick up a fuss.
