It is
nice to see some members have posted good experiences on this subject. But in
answer to the question about estate agents and furthermore the whole property
industry, builders, developers, lawyers, banks, there is little if any enforceable
laws and government regulation. This makes the industry ripe for corruption and
encourages Spivs to operate. I find it amazing that estate agents have anything
to do with handling deposits and clients money, this should be made illegal,
they are not bonded in any way. If anything goes wrong you can take legal
proceedings, but this will cost you legal fees and court costs and possibly 5
to 10 years to get a judgement, by that time the defendant and the money
claimed have evaporated.
Why the government
authorities don’t ban estate agents and developers from handling client deposits
when it can be routed through a lawyer is beyond me. Perhaps someone wiser than
me on this forum could explain.
