I am looking to identify a camp site which has properties for sale and for rent. My plan being to buy a static caravan, bungalow, or mobile home to use as a holiday home for up to the allowed 180 days per year, and let it out the rest of the time to help with the site fees. Ideally with guaranteed rental albeit at a lesser rate. Anyone point me in the right direction?

Cheers!

Mel

Sites ‘usually’ only allow permitted use by the pitch renter or 1st line family & no sub letting.

There may be exceptions, but I believe the sites in Benidorm apply this caveat to the rental agreements.

Best to call and check it all out.

You can rent an apartment for the price of the site fees.

Yes, but without the sub letting it’s not cost effective as it will be empty for 6 months a year. The Thai model is more attractive if this is the case everywhere in Benidorm as costs are minimal to leave a place empty out there. It’s frustrating🙄

Apart from the reasons already given it's extremely unlikely that you will be able to get a tourist licence for any sort of caravan or mobile home.

If you are only going to be there for 6 months a year then a let as appropriate will be the most cost effective.

Short of buying a property and having a letting licence to rent it out when you’re not using, it’s probably not a feasible venture. Don’t think it’s worth the hassle to be honest. Best renting short term.

It may be just as cheap to rent an apartment for the short term while you are here in Benidorm on holiday then you won't have extra long term bills for site fees, maintenance and insurance.

I was told it shouldn’t be a problem in the past. I think🙄. What would be the issues?

That’s right. I’m only allowed to be there for 6 months now. Plus, I’d have running costs from my place in the uk. Without the ability to rent it when it’s empty it’s a no go. Camp sites here will give you guaranteed rental when vacant. Of course it’s lower than normal rent so they make sure it’s the first they rent out at the full rate. They get the difference between the full and reduced rate so everyone wins. I don’t see their problem in Benidorm. After all it’s my own static on their pitch that’s taking the risk of being trashed. It all seems very petty to me and as you say, probably renders the move pointless. Unless I could get residence and a letting license🙄

Rental licences for any property have become more difficult to obtain. Its to make sure property is up to standard and areas don’t get swamped with rentals.

Hi I looked at this and was planning to put my Tourer out there a Bailey Ranger on camp Villamar.

They do storage there for £400 a year and I was interested in staying Jan,Feb,March.

I was told that wouldn't be an issue and that my Brother in law could use it as a tourist for July August.

Something I did not think off was how do I tow it from storage on to the pitch.

I am hoping to go out 2022 for a recce Covid permitting.
