Hello all, I was wandering if anybody could help.

I am British and my wife is Spanish, we have a baby and live in west Spain. I am a resident of Spain and have been offered a full time job in Benidorm to start in September.

The idea is to find an all year rental in Benidorm or near Benidorm and this is proving to be almost impossible. Nearly all rentals are less than 12 months long, and the odd all year rental that pops up demands a salary 3 times the cost of the rental price which is impossible for us.

I am currently self employed in Spain and my net income is low because of the massive taxes and NI payments as self employed, but with the new job in September, thjs salary would be stable and ok. It seems estate agents have no interest in future income but only the last 3 payslips and this is a problem.

Private landlords are few and far between for all year rentals. We are basically looking for a 2 bedroom all year rental of up to 950 euros a month. Despite sounding a lot, its the cheapest actually you can find and there are barely none.

Even places away from Benidorm like la Nucia and Albir are just as expensive now and makes little difference price wise.

So, the aim of this post is if anybody knows somebody who has an all year rental from June onwards . Please let me know and thanks in advance.

Have you asked your new employer for help with finding accommodation? An expat forum like this one will be mainly concentrating on holiday rentals, especially in places like Benidorm. ......

Idealista keep sending me details of long term rentals, probably 2 or 3 times a week!

They all seem reasonably priced. I've lived in Benidorm for 12 years and pay €700 a month for my 2 bedroom apartment (12th floor)

Try the Idealista website.

Hello. Tried idealista for many months. All say you need to earn 3 times the rental price yo get a viewing which ain't possible for us. The game has changed in terms of requisits for long term rentals

Is it worth taking a short term one and then looking around once you are in/near Benidorm? So much gets done by word of mouth here and it might put you in a better position? But June is not a good time to be wanting long term, because, brutally, nobody is going to rent you a place for €950 a month when they can get that a week (or more) from tourists.

...nth when they can get that a week (or more) from tourists.

In theory at least, the 2 markets shouldn't really collide for at least a couple of reasons:

(i) from my experience, most people who book licensed tourist accommodation will book it well in advance so as to enable them to book the flights etc

(ii) most property owners operate in one or the other market i.e. either long term rentals or tourist rentals. The licensing requirements are different, the "hassle" requirements are different etc.

Notwithstanding the above, I do think it will be easier to find a property once you are in the locality as opposed to doing it remotely. However, suggestions such as Idealista etc. What that does do is then give you the ability to see the names of the agents offering property in that area and it might be worth contacting them directly so they may be able to keep you in mind should things come up as it would be a "low effort" let for them should you go for such a property.

As an example on Idealista, this property came up 2nd on the list on searching for property to rent in Benidorm:

https://www.idealista.com/en/inmueble/103270178/ (Note it appears to be only rentable for 11 months due to the licensing of it).

Which is marketed by Mister Alquiler how also have their own website here:

https://misteralquiler.com/

I have no connection to them but they could be an option to discuss your requirements with (as I'm sure could many others - but I'd always want them to have an actual office location somewhere as that suggests a degree of permanancy so they're not going to randomly disappaer at some point shortly after taking your deposit etc!)

Yes, it may have to be an option, thanks
