Habitation certificate
I am renovating my house in Benissa. It is now habitable. Do I need an habitation certificate? I have read online you have to pay to renew every 10 years. I don’t intend to sell for over 10 years.

My understanding is this: a HC is valid for 10 years and is usually renewed when a property is purchased if there are any existing years that remain. However, if you do any renovation work that alters the structure or requires changes to the Catastro and other valid documents than an archietects inspection report must be provided before a new one is issued. If you do not have a valid one currently in place than this may affect your House Insurance policy.

When a house don't have one you need to get one and when you sell and it's older than 5 years or 10 years, depending on area you need to get a new one before selling so buyer knows all is okay. If you have one and you renovate don't think you need a new one.
