Hello,

I have been looking at villas in Busot this week with Sunterra,Alicante.

I am very interested in one and are having a second viewing on Thursday this week.

Could you please give me any advice, information or pitfalls I need to be aware of before taking the next step.

Your help would be greatly appreciated.

Hi Lynne,

If you decide to make an offer on a property, which is accepted, the estate agent may ask you to pay them a "reservation fee" (usually around €3,000).  Do not pay this to the agent and don't be pressured by them into doing so.  Tell the agent that you will pay it to your solicitor - which leads me to my second recommendation.  

Make sure you appoint an independent lawyer ("abogado"), don't be persuaded to use one recommended by the agent, no matter how much cheaper/easier they insist it will be - you need to be sure that your lawyer is working in your best interests, not the agent's.

Thanks for your info.

I have been asked to pay deposit of 10% of property value approx £20,000 does this sound excessive, we are viewing today so if all goes well could you recommend a solicitor, really appreciate your help

Hi Lynne,

No, the 10% deposit is correct and should be paid to your solicitor, not the estate agent (it's not the same thing as the "reservation fee" I mentioned, which has no place in property law).  Once you've paid the 10% deposit, you are committed to the purchase - if you pull out, you lose your deposit.

My lawyer is in Pinoso, so it would be better if you could get a recommendation for Busot from this forum.  We have quite a few members in the El Campello area, which is also closer to you, if anyone around there could recommend a lawyer?
