Up to date tourist licence details

Please can someone help with the latest rules? I have a tourist licence. How do I find the unique property reference/nationsl registration number?

Do guests still need to be registered with the Police? I’m non resident. Thanks

Did you get an NRA number after the legislation became live - assuming you have had lets over the summer just gone?

You also needed to file an N2 with Registradores but that needed to cover the lets since the issue of the NRA number. (So if there was a tourist let in Feb-25 but the NRA wasn't obtained until June-25 then you'd ignore that Feb-25 booking).

The N2 needs to be submitted by the end of Feb but I understand it can be presented in person on the first working day in March because the last day in Feb is a non working day.

Regulations are only getting tighter - so police notification etc are a given still.

No I didn’t let last year nor get an NRA last year. Been a bit overwhelmed either way it all to be honest. 
I’ve got an appointment in Spain with my solicitor on Monday (2 March) to try and sort things out but sounds like I might have missed the boat?

I don't think you've missed the boat if you've got the tourist licence but didn't apply for the NRA last year when it came out because you weren't letting at the time. 

If you haven't (missed the boat that is), I'd suggest you use a gestor rather than a solicitor if you do need to apply for an NRA number and don't intend to do it yourself as they will likely be cheaper.

I do get periodic updates sent through to me via email from a couple of firms that I've used in the past and so do get sight of fees they're charging for certain admin processes. Looking back at them, one of them was charging 120 Euros (including IVA) to apply for the NRA on your behalf and more recently 100 Euros (including IVA) to submit the N2 form (assuming you completed an excel file for them with the detail so presumably they could just copy and paste the data on to the required form).

Hi.  An NRA is needed for advertising on platforms (airbnb, booking, Vrbo etc), so if you haven't got one yet you shouldn't have an active ad on those sites as they should have suspended your listing.  You can apply for your NRA now, it around €30 but it can be a pain to do.  There are many legal firms or others that can do it for you for a fee.  The N2 is the annual report that has to be filed to keep the NRA active, but they only want details of your platform bookings, so you actually record non-platform bookings as 'sin actividad' (which is crazy!).  They basically are not set up to process non-platform bookings yet.  The whole sytem is poorly set up and there are a few oddities that need to be sorted to make it function fully, but we have to work with what it is!  For that reason, vast numbers of owners with NRA's have yet to file their N2, deadline being Monday.

We have been required to register all guests with the Ministry of the Interior since December 2024 instead of with the police using the Sede Hospedajes site.  You need a digital certificate for that and it is compulsory to do.  There are various companies with apps that you can sign up to to automate the system if you don't want to do it yourself, but you need to do it one way or another.

In our region you also need to list your proposed dates in advance for tourist rentals on the Gva site - easiest if you just say "all months", but then you are limited to max 10 night stays as anything longer is a seasonal/non-holiday stay and a lot of different regs apply.  If you haven't done any of these things your license may not even be active anymore, depending on when issued and if your cadastral number has been added (if not orginally included).  All the various actions not done do carry potential fines, so really important you sort everything very soon.  You need to check your license is still valid, PM me with your VTnumber if you don't know how.
