Gaining a Valencian tourist licence

Hi,

We have nearly completed on our property and have just been informed we will need a tourist licence to be able to advertise and rent out our property as a holiday let. We have been told it can take up to 1 year. Is this about right and does that mean we cannot let out our property until we have this?

Any help would be much appreciated, thank you in advance.

If you search this site for Jim's guides under everywhere, the first topic on the list is the excellent 6 part guide by Davebev1, it will be invaluable to you.
Unfortunately you can´t even advertise until you have the licence. Friends and family can only visit if there is no charge at all. The authorities are very hot on this at the moment and properties are being closed down and owners fined. The latest I have heard is about 6 months to get the licence.
Just as a matter of interest, did you tell the estate agent and/or abogado that you intended to rent it out from the very beginning and did you use the abogado recommended by the agent?

Hi

Please do take a look through posts we have done regarding tourists licences. It is worth checking before you start the process that your room sizes are large enough as you do not want to waste time by applying if your property isn't eligible, (bathroom size is the one that catches people out unfortunately - main bathroom needs to be 4.5m2 or more). The fines are HUGE for renting without a licence so please do not be tempted to do so. All the holiday let web sites will need your number before they will advertise your property. Good luck.
