New Requirement for Guest details for Holiday Lets

Hi, I've been informed that after obtaining an NRA number for my holiday let and now need to submit the details below to the Spanish Housing Ministry. Does anyone know where and how I should submit these?

For each rental made between 1 January and 31 December 2025, owners must collect and report:

    • Their rental registration number.
    • The number of guests who stayed in each accommodation.
    • The dates of arrival and departure of guests staying in each accommodation.
    • The reason for the stay (whether it was for holidays, work, study, medical reasons or other reasons).

Submission deadline:  The declaration must be submitted between 1 February and 2 March 2026.

I believe this is the Boletin to which you are referring which appears to include the form at the end:

As for completion/submission, I've not looked closely at it and whether it can be completed online using a digital certificate or whether it's a paper copy.

Given legal lets already declare their taxes, declare bookings to the local police etc, this seems yet again government over reach to piss off those seeking to do everything legally and above board.

Thank you George. Yes, this looks like the right thing. I think you can take it in person to your local Land Registry Office. I don't suppose you know of one in English?

The form is an N2 and will be downloadable from 31st January. You might receive an email with a link (only some owners have so far). It must be completed during February and only covers rentals from the date your definitive NRA was issued. You must complete whether you had any rentals or not to keep your NRA active. Current understanding is it should only include rentals made via platforms, but until the form is available I cannot confirm that.

Thanks Dave. It sounds like I will be able to do it myself and not have an expensive solicitor intermediary?

My guess is it will be a fairly straightforward form. Only have a month for everyone to complete and submit though.

Hi DaveBev1, I've received a link from my solicitors for the Land Registry https://www.registradores.org/ where I will be able to download the Model (form?) for the N2. BUT what should I choose to click on, on this page? Could you help further please?

The one thing I find odd about that site (https://www.registradores.org/) is that it doesn't like my digital certificate.

It throws it out and drops me on this page - https://sede.registradores.org/contenido/certificado-electronico-no-valido

First site that the certifcate doesn't work on (not that I've use it hugely anyway) but it works on Agencia Tributaria and I worked on the basis that would be the "king of the castle" in terms of acceptance!

Let's hope I don't get asked to sort anything out that needs that website as a "favour"!

I had similar issue & downloaded something called "Autofirma" After restarting laptop the digital certificate that always worked elsewhere,  worked here
