Parking caravan on own property

I have a individual urban plot with a bungalow in Cabo Roig area. There is plenty of space around the house.

I am thinking to purchase a (non static) caravan to locate next to my garage. I do not intend to drive the caravan anywhere but let visitors use it. Ideally I would find a way to connect the waste pipes to the house drainage. The electricity and water I would intend to connect too.

Are there any local regulations on doing this ? I assumed not but maybe I am wrong.

Do I need any documents for the caravan to be able to this ? Any taxes payable for an off road caravan ?

Any insight welcome.

I have no specific knowledge but would suggest you ask at the Ayuntamiento, make an appointment with the Arquitecto Técnico. If you intend actually connecting this to domestic utilities you may find that this is not permitted, or that they will re assess your ‘local tax’ band, as effectively this would be increasing the habitable area of your property.

This is why we are not permitted a wooden garden shed as it could be used as living accommodation.

It is better to ask than to have the police turn up on your doorstep asking to see your Licencia for doing this!

It is off the street and parked on your own property. As long as the caravan has wheels on it and is moveable what's the problem. You are not using it as your main residence.

In principle, I agree. We had no intention of using a wooden garden shed as any form of Habitacion, bit the Ajuntamiento said No. We also had the police and the Aparejador round demanding the Licencia for approx 4 sq mt of decking around our above ground pool. Much depends on your Ajuntament, but wheels or not, fixed drainage, water supplies, electric cables, would indicate perhaps it may be politic just to ask?

I asked  urbanismo  and they said if it has wheels there is no issue.

I asked about visitors using it and was told that would not be an issue.  Also mentioned i would run a power extension into the caravan and they said that would not be an issue.
