Better stay away from Mapfre. They "readjust" which means INCREASE values and premiums every year by 10% which in fact is a rip off as used stuff never increases it's value except maybe colectibles. The bottom line: if you don't protest, after 7 years you pay double the prime but in case of damage you will not get a double compensation.
There are several UK insurers who offer holiday home insurance for Spanish properties, just do a google search and make sure you read the terms and conditions which will state any restrictions such as length of time left unoccupied, turning water off at the mains and draining everything, possibly having flat roofs professionally inspected every few years or having a keyholder make regular inspections.

I use Towergate for our holiday home and have done for past 5years. We have made several claims ( both storm damage) and both dealt with promptly and satisfactory. It's not cheap though, we pay £360 Yr but I have more faith in them to pay out quicker than a Spanish company. I was once told Uk insurers have to abide by the laws of England and they are better than Spanish laws. In 2008 we had a total ransacking, 4.5ton of items (as per our courier transport co. done in 2006) and our Insurer was Caixa bank, our own banker who refused to pay out because we had not notified them our land was to be confiscated by Renfe for the track of the new Ave train. We had never been told of this happening by purchase solicitor and didn't even know about it until 2008 and work had started, but they claimed we should have known and should have informed them as they wouldn't have insured us as the ongoing works (took 2 yrs) would have made us more vulnerable to Robbery. We lost £20k worth of belongings from a 5 bed house, 2 kitchen finca with all new Bosch appliances. We also went through 3 solicitors to help us claim but final one said walk away we wouldn't win in court. I will stick with UK insurer as read so many complaints re. Spanish insurers either not paying out or underpaying. We do have a Spanish car with Liberty Seguros, just hope they are OK.

Pauline
