Estate agents fees

Hi 

We’re looking to buy a villa in calpe after brexit gets sorted out I was wondering if anyone could advise me about estate agent fees we have been on five trips to different areas in Spain and the agents seem to charge what they want and their fees are all different

If you’re buying a property then you shouldn’t have to pay any fees to the estate agent. They are paid by the vendor to sell the property. If an agent asks you for money, I would steer clear. 

I was in contact with a few estate agents before I came over and was shown around properties by three of them. No money changed hands.

But you do have to be aware that over and above the purchase price of your property, you can expect charges amounting to roughly 13% of the value of the sale - 13% is a rule of thumb but is reasonably accurate. This encompasses various taxes and registrations and is the norm for any property purchase in Spain. This is not ‘rip-off’charges, but compliance with various legal requirements.

I was aware of that but one of the estate agents was wanting to charge 6 % on top of the 13% for driving us about for four hours

Hi Drewk

It's important that you have a good abogado (lawyer) when you buy and if you're a couple that the place is bought in joint names otherwise if one of you passes away and not named as an owner the place will go into probate which can take years to sort out with the Spanish system.
