I have a map from the valencian government showing me the protected coastal areas that cannot be built on. On checking its shows a protection zone of 100 metres from the coast. this law was written in 1988 and revised in 2013. I have a neighbour that plans to build a villa within that boundary. Does anyone know if this can be legal as I understand that the Ley Da Costa ruels apply to the whole of spain? he tells me he has planning permission from the town hall, I dont believe this.

If anyone can shed any light on this it will be greatly appreciated.

In some cases municipal ruling conflicts with higher leves rulings. Naval, territorial, and municipal interests superseed mutually an can become a nightmare.

Thank you for your response, it is so frustrating and there are so many corrupt people here in spain. I know we have the weather,  good health and cheaper living than the UK however the injustices and frustrations may just be too much. Once again many thanks to you

Whilst I would sympathise with your query and understand your frustration, I take issue with the bald statement that ‘ there are so many corrupt people here in Spain etc etc’ .  This is, I hope, a statement borne out of difficulties dealing with systems that are markedly different from UK. I agree things can be problematic at times, but can see no justification for sweeping statements such as this.

I wasnt asking for anyones advice/ opinions. I have had a house on spain for >40 years  the Uk as ypu know has its problems. I was just saying that somwtimes the frustrations can outweigh the positives. 

There have been a lot of senior officials imprisoned here. It is was it is but hey thanks for caring!
