Hi. I have found a bank repossession property to buy through OLE International estate agents who have their own lawyer who can deal with all the legal work, sort my NIE number and open a Spanish bank account for 500€. Other companies are quoting more than 1200€ to do the same work. 

Does anyone know whether it is ok to use the estate agency lawyer or should I go with an outside firm?

The "golden rule" is never use the agents solicitor. An independent solicitor will hopefully better protect your interest, whereas the agents solicitor is only interested in protecting the agent. An independent solicitor will look over the Escritura before the sale and ensure your safety.

I also bought a repossession and my solicitor fees were considerably less than 1200. Ask around for an independent agent, there should be a few in Campoamor, get a recommendation. It might be worth paying a little more to have complete peace of mind.

Thank you so much for replying. I think you are right - tempting as it is to go for the much cheaper option I am going to get an independent solicitor.

No problem Bex. Don't be worried about telling OLE you're doing that. Also, no reason why OLE can't help you set up NIE and Bank account. Or give it to your new solicitor. However, both are relatively easy to do, there is plenty advice on these forums about it. 

As to Bank I would strongly recommend Sabadell if you have one close by. My experience with them in 3 different locations has been outstanding.

Agree with everything said get your own solicitor.  Make sure you pay the extra for a notary. This will push your total fees up to near the 1500-2000e bracket. 

You don't need one but as it's a repo definitely worth the extra.

Banco Sabadell for me as well.100E per yr mtce costs but worth every penny

Hi. Thanks very much. I thought you have to have notary. Didn't realise they were optional, but as you say, worth the extra cost for peace of mind.

I can strongly recommend Juan Antonio Garcia Morales in J&A Spanish Lawyers, Cabo Roig. He did an excellent job when I bought my Appartment 5 Years ago. 

I was very anxious as to what I was going to meet when I came over to take over my place, - but he had everything sorted out, very tidy and orderly.

Hi Bec,

We have not long purchased a property just inland of Gandia. I must say the whole process has been completely stress free due to the use of a fantastic lawyer, Carolina Just Miro based in Gandia. She provided an exceptional service and invaluable advice. She got our NIE's and provided advice on surveyors and builders ( both were used and I can't thank her enough. I would advise to get an independent lawyer, surveyor and builder as the seller may appear to be your best mate but believe me they are not. If you need details of surveyor builder etc please let me know. Good luck. Vicki
