And if you don't have a villa, or you do but you don't actually live in it - rented out perhaps?

Proof of address is what's required and deeds of themselves do not fulfil that, you would also need to show  utility bills usually less than 3 months old.

Deeds only prove that you own a property and that does not entitle you to sign on the padron.

I presume you are in fact resident?

Spoke to my Hestor this morning re this subject as not the first time I've seen it mentioned.  Been told that you are 'supposed' to do it every 2 years but if you don't then its no biggy.

Theres no rule/law/obligation to do so.  It just helps the local Council to keep track of numbers living in their Municipality and helps to seek funding.

Hi ferryman123,

Foreigners resident in Spain must renew their Padrón every 2 years, or 5 years, depending on their situation:

-  If you're from another EU country, or have a permanent residence permit (10 years or more), you need to renew it every 5 years, and

-  those from countries outside the EU with a temporary residence permit (5 years or less) need to renew it every 2 years.

Requirements can vary between Town Halls, but as a minimum you'll need:

-  Green Residency certificate or TIE,

-  House Deeds or Rental contract,

-  current utility bill.

As I'm sure you know, you should re-register your Padrón - failure to do so could trigger a letter from your Town Hall to which, if you fail to respond, will result in you being de-registered.  The Town Halls have to do this to verify the population of their municipality for the funding they claim from Central Government.  It's especially important this year, because the Spanish local elections take place on 28 May 2023 and without being on the Padrón, you won't receive your voter registration card.

Kind regards,

Kim
