Why is catral cheap
We are wanting to upgrade to a detached villa and we’ve noticed catral has lots of fantastic detached villas at great prices...why are they a lot cheaper, is catral a good/bad place to live?

One in particular I fancy is only 7yr old, but I’m sure the right questions should clarify now I have the knowledge, I’ve only visited once but liked the area and locality.
A word of caution:
Even if an illegal property gets legitimised it's possible - if not likely - that a ban will be placed on any further development, or even changes to what's already there.
This is first hand from two people I know who live there who had such a ban imposed, neither found out about it until they did apply to make changes.
One was to remove and replace a poorly constructed and badly leaking swimming pool which they are now stuck with and have to continuously work on to keep it usable.
Cheap to buy can easily turn into expensive to own and difficult to sell on so you need to look beyond the sticker price to the bigger picture.

Th main thing is have an independent solicitor that knows the area and problems

Hi to all, just joined forum so please be gentle with me!
we are going to view several villas in Catral in December (2018) been reading a lot about illegal villas, are we waisting our time even going? all what iv read today seems bad, mosquitoes / damp / flooding / illegal buildings etc etc .......
Is it all bad or I'm I paranoid ? I thought 250k to 300k euros for a villa with 2000sqm plot seemed to cheap ..
any advise would be great

The previous posters have given excellent advice, and I can't add to that. As long as the property is what you want and, if it's still illegal, you take into consideration the hassle and cost of legalising it, and any future restrictions on further changes to the property, then OK. Just bear in mind that e.g. 2000 square metres might give you plenty of space around you, but that space will require maintenance.
Many of the Catral properties I've seen are built slightly above the ground, which should avoid problems with rising damp.
Like anywhere built on flat land, even heavy rains shouldn't lead to flooding unless the property is lower than the surroundings.
Mosquitoes can be a problem in any area where there is open standing water - unenclosed irrigation canals, depositos for irrigation, etc. Having said that, we live near the Catral boundary, all the irrigation canals near us are enclosed apart from the sluice gates, and in thirteen years we've not had a single mossie (touch wood!).
I do however suggest that you also look at properties away from Catral. There are plenty available in the price range you suggest.

Im i right to think just because a villa has a Certificate Of Habitation does not make it a legal property?

If you want a legal property with no mosquitos, flooding or associated problems, then come to Crevillent. It is elevated and sends its water to Catral…… I am selling a large detached house with all modern facilities, built legally 12 years ago, for 275,000 Euros.
