Not used that agent but my advice is to get your own lawyer in Spain and they should look into all that for you and if anything springs to mind you are worried about ask them to look into it, do not use the estate agents lawyer.

There are some good and some bad ones out there, we used Sun Lawyers and we have used them for various things since we moved here.

Thanks for your advice Paulo. We are doing extensive research regarding lawyers etc,    The agent we mentioned have a couple of property's we were interested in but all will have to wait until after the dreaded Brexit '

Find a decent independent solicitor who’s not been recommended by the selling agent! 

We used one from Torrevieja who were very good and brought an illegal property in Catral but have now successfully all been legalized.....not a quick process but one for peace of mind and for the future! 

Typically agents will and can sell you absolutely anything and lie through there teeth to get the sale and be very reserved with all the facts etc even basic Solictors will let you complete on a sale knowing that there is issues with it as it’s the buyers responsibility to do due diligence! If you do your homework then nothing to be scared off! Good luck!

We've been told that the ones on the left are more likely to be legalised and the roads are better. Also the ones on the right pay their electricity to the builders at lnflated prices!

We were told the building might be made legal but not the land which would stop any alterations or building etc

Yes we brought one and have made it all legal.

Depending on the circumstances we  got the second habitation liecence and new septic tank etc installed to legalize it , probably took 18 months in total but I would say it’s well worth it! I 

I don’t know about the land bit to be honest but I do know it’s not like a leasehold where you pay a ground rent etc so I wouldn’t personally be to worried about that... the main thing is to satisfy the town hall!

All that said illegal ones are quiet happily being brought and sold to this day but iam guessing legal ones will command more money and be more mortageable with banks  and sell quicker maybe?

Our Solictor told us that the central valenician govt has said that they will not demolish any illegal builds and are working towards making all the  past mistakes right! At the end of the day it’s benifical to all parties to legalize them!

We done it the hard way and ended up lucky as we brought blind and didn’t know anything about the 1200 + houses built illegally with the bent Mayor etc! At least your doing the correct thing finding out as much info as poss beforehand!!

That's really good to hear ! We're waiting for Brexit to make sure the health care is still in place but will be viewing and checking in advance.
