Hi

We are in the process of purchasing a Villa in a Rustic Location not far from Catral and near to Callosa de Segura

There are things we want to do to the property/grounds and not sure if we need permission/licences from the town hall, can any one help?  Also how much the licences are likely to cost and if it is an easy process?

Our solicitor has said we cannot build an outside kitchen, gazebo, pergoda etc as it will not be allowed, is that correct?  What about if we had a 'sail' type of canopy that is attached to palm trees already in the garden?   Do we need a permission to lay a couple of small patios and pathways?  What about a shed?  Free standing Bar with a roof and serving window?

I read we have to have permission to paint our interior walls - ie: lounge, bedrooms etc - is that correct?   Do we need permission to paint the perimeter walls & balastrades?  What about cleaning of the house externally as there are dark areas that need cleaning?

Your help and advice would be appreciated - it is all very confusing to us right now :(

And now you know why we did not buy on rustic land. The limitations are too restrictive.

The only real answers you will get are from the town hall and what their specific requirements are as each region can be different. It is true that you will normally need a license to do many menial jobs and even then on rustic land you may not even be able to do some things. I would write a list up of things you want to do and give it to the lawyer to ask for you unless you are up to contacting the town hall yourselves to find out for sure.

Getting a license is a bit of a hassle but normally a simple process depending on what you need to do.

Hi iam renovating my house at the moment you do need permissions for most things you do ie tiling painting etc they don't cost much a couple of percent of the going rate for the job I think it was 3%. You get a paper of the town hall and on the back are costs like painting by the meter and tiling etc. It's best to get an architect they save you money and get around most things you need iam based in Sax if you want the number of the lady I use let me know she speaks eng

Our Solicitor has checked and the house is built with all the correct permissions and does not have an order to be demolished or anything.  Fortunately our Solicitor is extremely thorough :)

As per the other answers ... suggest you try to find an architect/engineer to assist. 

We had our front wall modified (built taller and electric gates fitted).

We are now having our drive area extended and a pergola built (for use as a car port).

These aren't big works, but they required licenses. Our architect obtained them in a few days. 

While a professional architect might be seen as adding a bit of cost, he/she will handle the town hall process for you and make life much easier.
