I can recommend one not to use.......sun lawyers or sun liars as we call them.  They cost us thousands for the house they said was all legal which was a blatant lie,,,,,,,,and 5 years later we are still paying and can't sell it......

Oh no that sounds horrible! I'm so sorry to hear that. Incredible how some people take advantage of others :-(

Suggest you stop paying Sun lawyers bills and change lawyers.  Have a look at this list of lawyers from the UK Government website:

We stopped paying them 4 years ago but we are still paying other lawyers to sort out their mess......Kim if we bought the house which is horizontal without the signature of the neighbour next door why cant we sell it without the signature? The buyers are aware of the problem and everything else relating to the house with the land registry has now been legalised ? Incidentally we have issued court proceedings against  the neighbour but that could take a year to get to court...the Spanish Law is that all these irregularities should be rectified which is what we are trying to do but he is preventing us from abiding by the law is he not?..

Some lawyers (and estate agents) are not open, honest, truthful or transparent; good to hear you have stopped paying them. 
Sorry, I am not a legal expert in Spanish property laws.
Try contacting the Citizens Advice Bureau in Spain.  CAB Spain (citizensadvice.org.es)

To have your specific questions answered by a team of legal experts I believe they ask you to pay a donation or small fee, but please check their terms and conditions and fees. 

Do a Google search and contact the Spanish Ministry of Justice; telephoning them is very helpful.  

On YouTube you can sometimes ask advice and questions.  Perhaps go to YouTube and type in Spanish lawyers or English lawyers in Spain and after watching and listening to their film clip then in the comments section type in your question and see if they have a solution.  Don't forget to press the hands up like.  I cannot guarantee if they will answer you or what answers they will give you you.
