Hi, we are in the process of purchasing an apartment which should be completed at the end of September and we will be looking into air bnb the property 70% of the year . We will be looking for someone to go in and clean, make beds and do the linen etc once the people have vacated. Do you have any suggestions of any companies or persons that do this? Thanks in advance

I would suggest you look at the Companies like Fincas Inland Services who advertise on the Forum ( see down the right hand side of the page), better to go with a reputable company than to let cash in hand cowboys into your property as there have been some horror stories of properties even being let out to renters without the owners knowledge when they are back in the U.K.

Probably your best option is to speak to the local Ayuntamiento (assuming sizes of rooms etc comply) as they are the ones who could make or break it. If they consider the area to be residential that is the end of the road as far as holiday lets are concerned and you cannot advertise it legally until the licence has been obtained so as Ray says it could be that you are unable to rent it out until this time next year.

Sorry, to add to my previous post if on a community check that holiday lets are allowed (get your abogado to check) or if there is a vote pending on the subject. Some are considering banning or restricting them or increasing community fees.

When/if you finally get your license then please consider other web sites that are better suited to whole house lettings in Spain, one where you get a chance to 'vet' you prospective renters first - for your sake and for the sake of good relations with your residential neighbours.  Please do not be tempted to advertise your property until you have the license, the fines are large just for advertising an unlicensed let.  If you are caught letting without a license the fines can be tens of thousands.  If you need to let for 70% of the year to fund the property purchase and you cannot get a Tourist License then you could consider 'seasonal lets' instead when renters stay for two or three months at a time as that does not require a tourist license (at the moment!) or long-term letting, but obviously that means you cannot use the property yourself.

Thank you for your reply that's helpful,  it is not that we need to let the property I was just thinking of not leaving the property empty for long periods of time . We are just weighing up our options at this time but I appreciate all the feedback 😊

Don't forget your holiday let licence,  taking up to 11 months now,  the Spanish are on  to people renting illegally,  massive fine etc , not just the licence,  then you have to register people stopping at your apartment with the police , then forms for each rental have to be filled out , then you have to pay your tax's , a company called Spanish solutions can help you.
