Hi . Can anyone tell me what the rules are regarding air bnd or renting out a room during the summer months. What certificate /inspections including costs .

Hi Em,

AirBNB, Booking.com and all the main letting portals require a Tourist Licence number in the application for listing. These applications are handled by the Tourism Office in Alicante. 

There are some strict criteria that need to be met. If you hope to let your property or part of it for short tourism lets I would suggest asking your local Gestoria to do it for you. When I did mine in 2016 before the criteria got stricter, it cost me €120.

It is, however, a pretty simple online  application form but unless you're fluent in Spanish the Gestor is the best route.

If you use the search facility on the Forum (the magnifying glass) and type in Letting Licences it will bring up several older threads where the question has been asked and explained.

 Thank you so much I will look into it ,  we obviously want to be all legal and doing all the ground work first , also didn’t know if there were stricter rules now because or Covid ?

Technically the rules on letting haven't changed but each platform asks you to complete a questionnaire about compliance with localised cleaning protocols which then appears against your online listing.

Hi

As already explained, you will need a Tourist License before being able to let out a property short-term.  Since dinnerout did their application in 2016 there has been an additional stage added before you can apply for the License, that is you need a Certificate of compatibility from your Town Hall first.  Some Town Halls are happy to issue them quickly and even waive certain criteria (such as bathroom size) but other Town Halls either take many months to issue the Certificate or wont issue them at all.  Without the Certificate you cannot apply for the License, without the Licence you cannot legally let or even advertise the property, and the fines are huge if you are caught.  

There are some guides on the forum that we put up on the forum, the blogs are older but most of the information is still accurate, the videos were done earlier this year.  Just search under davebev1

There are other requirements once you have the License, not least the submitting of a Spanish tax return - every 3 months if non-resident or annual if resident.
