Hi everyone.

My partner and I are looking at a property in the hills behind Crevillent to use as a Health and Fitness Retreat. We think we have found the right place but we need to know more about the town and the area.

What’s your thoughts?

Thanks,

J&L

Personally think the other side of mountain is nicer, so Hondon Valley, good luck.

If you need to do building works to get your venture up and running I wouldn't bother. Crevillente council just say no to virtually every planning application. And of course you'll need a licence, computer probably says no.

Personally, I think there are much nicer areas than Crevillente. I would consider looking around Elda/Sax. I've lived here for over 15 years so I know the areas very well.

This couple were asking about the town not whether they should buy or not. So many negative replies. One that has been deleted said any property less than 10,000 is not legal. Obviously not up to date with the revised catastral laws

Out of interest I have lived in Crevillent for 17 years and you wont find a friendlier safer place anyway. If the couple have found what they want why confuse them even more. More positivity if we are to help when people post.

Maryellen has obviously not consulted the law in Spain.  Rural properties MUST have at least 10,000 sq metres to be legal.. Ask your  (independent) solicitor... or... ask the thousand people who bought illegal properties near Catral….

Kind regards

Richard  drop in for a beer on Saturday and discuss.... send a PM

Thanks Richard,

Surely this 10,000 m2 law is for new builds!? The place we are looking at has been there fo 30 years and although it needs a new Habitation Cartificate everything is legal and on the catastro with no infractions.  We are talking to a lawyer who specialises in country houses later this week.

Thanks for your help.

Regards,

John and Lesley.

Hello

No, the law has been in place for many years.  Properties built before the law came in to force were not issued with demolition orders but they cannot be modified from the original.  You will not get planning for extensions and other works.

You may get a habitation certificate which only means that it is suitable for occupation, it does not mean that its legal.   The law on property is a nightmare and you must ask the motives of people who advise you - including myself!!  but particularly the ¨professionals¨.

Cheers

Richard
