Hi 

My wife and I have visited Catral on numerous occasions and really like it there, so much so we would like to buy a property in that area.

The problem is that there seems to be a large amount of properties there that have been built illegally  and not many of them have Habitation certificates.

We have been assured that it is not a major problem and will be resolved eventually.

We are quite worried about this, so much so we are considering nearby areas and towns. 

We have never visited Crevillente but are coming out soon and intend to.

Any tips regarding the area would be much appreciated.

We are looking for a villa with a bit of land attached preferably so we can eventually bring our shetland pony with us (so not a massive amount) and not too far away from civilization.

There's nothing intrinsically wrong with buying an illegal property, as long as you're willing to factor in the expense and hassle of eventual legalisation.

I can only give a personal opinion, but I've lived here for about fourteen years and have never had much liking for Crevillente, although I'll probably get shot down for saying that.

I suggest you include the area around Almoradí in your search. Plenty of detached properties with varying amounts of land, most of which are legal, and there are plenty of places to go to within a few minutes travelling.

Personally, I wouldn't consider Crevillente. There are lots of Moroccans/muslims there - you will notice lots of shops with signs in Arabic. Some areas of Crevillente are quite rough. If you do look around that area, go at different times of day and night. There are much better and safer areas with legal properties.

Can I suggest looking at Albatera? There are a lot of villas just to the North of the town and although English voices are heard regularly, it is still very much Spanish. Many of the villas which are built along the Via Pista area have wonderful views to the coast (which is visible on a clear day) and also have mountain views. Many plots are @ 3000 m2. The night views, complete with regular firework displays, are spectacular. Livespainforlife Estate Agents have a lot of properties and we used them to buy our own villa.
Personally speaking, I get bitten badly by mosquitos in the lower lying land of the Segura Basin, so being further above the water table is better for me.
Please also consider utilities available in the property, wherever it is, and the running costs. You will also need a good heating system for the winter as there is very little insulation in most houses and damp can be a big problem.
If Catral is your dream area, Jim is correct, so don't be put off. He is a mine of information, among many others on this site, so just keep asking the questions and we will do our best to help.

Thanks , it really is good to have you guys offloading all this information, it really is much appreciated.

Yes we have visited Albatera a couple of times and it did look very nice

I will check the website out and try and arrange some viewings while we are o we there in early August

Hi Jon

It depends on where you want to be. If you go a bit further inland, you get much better value. Sax is a lovely, safe, clean and vibrant town and is only 30 minutes inland from Alicante airport and the beaches. It's a traditional town but with everything you could need. Predominantly Spanish, but with a good mix of ex-pats of various nationalities. I'd recommend you look there before you commit to buying.

Hello

We have lived in Crevillent for 15 years.  It is a rich town, away from the flood plain of Catral and Dolores so there are no mosquitos.  Catral and Dolores are mozzie central!    

The council tax is very low: it´s only 15 minutes to the airport and 20 minutes to the beach:  it has a fantastic health centre and the Vinalopo hospital is the best in the Alicante area: that new AVE station is 6 minutes drive away - access the whole of Europe!

All of the major supermarkets are here, the people are very friendly and it is tourist free.  I pay one euro for a beer and a tapas and, if you can´t do that, don´t waste your time in other rip-off towns....

Thank you for that, much appreciated, it’s weird isn’t it how one thing suits someone but then not others

I think we will have to come and look for overselves

Do you live on the outskirts of town as I think that is what we would intend to do ie a villa with a little bit of land attached

Where would be the best area to look for this and which agent would you recommend ?

We live 2 minutes from town by car.  You should be aware that all properties outside of an urbanisation MUST have by law at least 10,000 square metres of land otherwise, as in Catral etc, it is illegal.

We know the most honest Agent, Manolo Bottella, who can find you a nice property.     Let me know when you want to come over and you can have a look at my place and go into town for a beer and tapas,   only ONE Euro in Crevillent!
