Do we need official sewage water connection in order to get our Habitation Certificate?

Hi 

We have started the process of getting a Habitation certificate for my mum's villa which was built in the 1970s. We are only applying for this to get the rental license further down the road.                                                                                                      

The villa already has a septic tank arrangement which works perfectly, however as part of the above application, we have been told we have to pay a 'connection' charge of circa 1,800 Euros as main sewage pipes are now available outside on the road. 

First question - is this a common requirement? 

Second question - Can we pay the connection fee and continue with the septic tank arrangement or do we have to then be connected to the mains sewage? 

NB: We are already connected to mains water  and both elements are vat the water company, Aquila. 

All insights on this matter appreciated .

I sold a house outside Valencia about a year ago. This was connected to mains elec and water but had fosa negra.

We couldn'y get a Habitation Cert due to this ( like you ), but luckily the buyer didn't mind.

My understanding is that you must be connected to mains sewage if available and if not then install proper 3 stage waste disposal septic tank.
