Hi 

My partner and I are looking to purchase a holiday home that we would rent out part of the year. I’ve seen a lovely property in La Sella but am wondering how popular this would be on the rental market? conscious of distance from the beach

Hello

The most important thing for you to find out would be whether you could get a Tourist Rental Licence for the property which is essential now for short term holiday rentals.

Here is a link to a guide for applying for this licence after firstly seeking permission from the local town hall.

Hi Cathy,

La Sella can definitely work for holiday rentals depending on how well you market the property on the web portals you list on. However, getting a Rental License is not easy. You could end up buying then have your application refused.

I have a property for sale on a beautiful gated urbanisation just up from the Marriott La Sella Golf and Spa. It has a Tourist Licence which can be assigned into the new owners name. In 2019 it let for 38 weeks of one and two week lets. But it's a one bedroom apartment. If this would interest you let me know.

No problem Cathy. One piece of advice is make sure your security is spot on with La Sella. As you will know although it has "security" at the front entrance  the roads are public and the back entrance to La Sella off the La Xara-Javea road is not monitored.

Just to confirm what Dinnerout has said, existing Tourist Licenses are transferable to the new owner.  New Licenses need to comply with specific property requirements and can take quite a while to obtain (actual length of time varies greatly from one area to another).  It would also be worth checking that La Sella community have not voted to restrict any new licenses being issued.  

Don't assume that just because the estate agent tells you there will be no problem obtaining a License on any particular property that you will get one!  Use an independent lawyer and ask him/her to make the relevant checks before you sign anything, and only pay the deposit to your own solicitor with strict instruction (in writing) that nothing is paid over or signed until those checks have been made.  Also do not listen to those who say you can start renting out a property without the License - they won't be the one paying the huge fine if you are caught!  And none of the reputable advertising sites will accept your listing without a License number.

Thank you so much I think we will try to find a property with an existing license if we can.
