Hi Alex and everyone

We moved to the UK in 2021 from South Africa, I’m British and emigrated there in 1980.
Our house in SA was a white Spanish style, on a hillside looking over all the trees to the sea view, but it was very hot and humid which I don’t like but my husband does. We were on the East coast Kwa Zulu Natal.

Neither of us like the UK weather and now two of our sons have moved to the EU, Germany/Netherlands and the youngest is moving to Valencia in March 23, our eldest is in Canada.

So I’m trying to find a house similar to what I had in SA, I don’t need a sea view but I do love trees and I like mountains, no further than an hour from Valencia and an airport.

The point of moving, other than the weather, is to be near to at least one of our sons so we could visit regularly. The other two can fly in without a long journey after the flights.

I’ve looked at many areas on line,  but I’m told I have to be look carefully at the winter sun as many places are in shade during winter because of the mountains. 

I met an estate agent on a fb group recently and everywhere I mention she says isn’t good, for some reason or other, maybe she just wants to promote her area, I don’t know so that’s why I’m asking here for objective options.

Xativa seems good with the train to Valencia but I’ve heard it’s incredibly hot in the summer. Dry or wet heat? I can handle dry, not humid.

I just need pointing in the right direction because it’s such a huge area to research.

I find this website useful. It hosts most properties on the market for sale by either private owners and estate agents. It has an interactive map and you can chose the area(s) you wish to search:

I think the Denia area might be exactly what you're looking for. Regarding the sun/shade issue, yes the mountains are quite close to the coast but there are plenty of locations unaffected by that.

July and August are usually hot with highs on average around 34° day, 23° overnight. August can occasionally be hotter than that. January/February can be cold, occasionally as low as 12° day and 8° overnight. It can be humid at times in the summer but not Caribbean style.

You can drive to Valencia in 60 minutes but there are regular buses. A lot of people drive to Xeraco (just north of Gandia) where there is easy parking at the train station, take the train into Valencia central from there.

Xativa is very nice, convenient for the A7 to drive into Valencia, but I don't know it well enough to recommend or not. It's a fair distance to the coast from there though.

If you would like Estate Agent recommendations for Denia area I can do that, just ask. But before engaging Estate Agents on a property search I would recommend visiting the areas you're interested in and reaching a final decision about where you want to buy.

Hello

 I dont know that area very well but luckily  Steve does & he has given you lots of useful info on Denia. I do agree with him  about getting the location right before you look at houses, there is so much  property for sale that you will always find places to view as long as your location suits every need.

 Last summer was the hottest ever  recorded  here in Southern Spain & it felt it.!  It was my 19th summer living here and the hardest to cope with, & tolerating that heat week in week out was exhausting. I am one street from the beach & usually a sea breeze makes things bearable but we didnt really get that last year.

Narrow down your choices & come and visit - fly into Valencia & check places out around that area. For a permanent move make sure that  what you need  & have  access to, is available all year round.

 I wish you luck in your search

I have asked a few estate agents already about various properties I’ve seen and I don’t really want to waste their time so I think your idea to visit first is excellent.


Di you know anything about Xalon/Jalon ? I’ve just seen two really lovely houses that fit our criteria but again know nothing about the area although I was told it’s a lovely town.

We live in a small village 1 km from Xalo. It’s a very nice place with a large multinational foreign population, as is most of the surrounding area. There are all kinds of clubs and facilities, but you do need to search a bit and reach out to people.

Although not that cold today, my app says 11 degrees, the killer is the wind. It has been blowing hard for several days and nights and makes it feel very cold. We have just been over to  Xabia to the covered market to buy our supper, it was so cold in the wind I had my thick padded coat zipped up right to the top and was tempted to use the fur hood! So although it can be very pleasant during the days in the winter, it is also much colder than you would expect when not directly in the sun. You will need some kind of heating, our house is freezing without it.

If it would help, we’d be very willing to meet you for a coffee/drink in a local bar to chat, just send me a pm.

Jalon is lovely. It sits in an elevated position inland in the very beautiful Jalon valley. There are quite a few Brits living up there in Jalon itself and nearby villages like Parcent. It's really "Spanish", completely unspoilt and surrounded by fruit groves and lush vegetation. 

But....I'm not confident that it's served well by public transport (few places outside of Spanish cities are!) and being reliant on a car would be 100% necessity. So a significant decision based on beauty v accessibility. The Jalon to Denia bus service runs approx 4 times daily and is a bit of a trek! I've just checked this, it's 1hr 15 minutes. 

For example I live in a village/town population 2000, 6 miles inland from Denia and although I have a car the Jalon/ Denia bus passes through here and takes me into Denia fairly quickly. In Jalon you will definitely have that feeling of being further away from things but the offset is that it's very pretty.

When you visit and drive around, stop for coffee, walk in the towns and villages you'll soon start to get a feel for where you want to settle.

That’s funny you should mention about the cold wind because yesterday I bought a calf length thick padded coat and my son who is moving to Valencia said why would I need that in Spain 😂🤣

Very useful to know about having some heating in a house, I will check that out when I find something.

Hi, no am not on the group, Im not one much for joining things and to be honest, my impression is that these kinds of organizations are flourish more in the Southern Costa Blanca. And Im useless with FB, I can’t be bothered 😟
