Hi Mart,
Just to save confusion (and apologies if you already know this), when applying for a mortgage, the bank will label you as either a fiscal resident or a non-resident. However this is not dependant on where you live or if you have a residencia. To be classed as a fiscal resident, you must pay Spanish tax on your income (regardless of whether you have your residencia).
In answer to your question, as a fiscal non-resident, you can borrow up to 70% LTV. As a fiscal resident, up to 80%.
