Dear all,

We'd love to know what you know about this complex.  We stayed earlier this year and really enjoyed it and are considering buying on site and have viewed a property.  We'd really like to know more about any ongoing developments / issues, as well as what's good that you've experienced.  Many thanks, Yvonne and Gavin Castle

We have similar  questions  so maybe you can  help. 

We hope to visit the site in October with a view to buying. We like the general area but have so far I have only narrowed my search to el campello from what I have read. 

Is the town quite lively in all seasons? How safe is the area/ site at night.?

What are train,  tram,  bus links Like?  Close by?

Is the development quite secure for a lock and leave?

Do you know if many residents are permanent? 

Is town  walkable? 

Is beach walkable?

Any cycle paths?

We bought an Alkabir property almost a year ago which we have spent some time doing up.  We visit for a week or two at a time and various members of our family visit as well.

We picked Alkabir because of its easy access to the tram (5 minutes walk), the town (5 minutes drive) and the beach/cove - again, 5 minutes walk.  Also, being only 30km from the airport makes it really easy to get to/from.

The site is well kept - the gardeners are there fairly regularly and the communal bins are emptied regularly.

The tram takes you up to Denia (although at the moment it's a bus link from Calpe as the track is being upgraded) and down to Alicante.

The town is fairly active all year round - but as you would expect, the seafront is much quieter out of season and many of the restaurants along the front don't open in winter or have restricted hours.

Regarding Alkabir itself, it's a mix of full time residents and holiday houses.  We've found people very helpful.  We've met a few people who originally bought off plan in the 80's.  It's a slightly older development, but we love the style of the buildings.

Many people have roof terraces, but very few people actually use them - we're one of the exceptions.  The views of the sea and the mountains are beautiful - but you'll want a parasol in the summer because it gets pretty hot.

There's a local builder (Molina) who has an office on site - they're a bit more expensive than others, but we've found them good to deal with if you want work done.  They put a new kitchen in for us and have done a few other things as well.  They have one guy (the owner's son) who speaks some English - the owner himself speaks a bit but he usually calls his some in to help.  You will want to learn a few Spanish building related phrases :-).

The one contentious issue we've run into is the communal pool.  It is open between May and September and has a pass based system.  It used to be that there was a pass for each house - which anyone using the house could use.  We're not aware of all the history, but there has been some sort of problem with non-residents getting access - presumably by using passes they have been lent.  They changed the system this year to have individual passes for the house owners and their immediate family - those falling outside of that (e.g. siblings or guests) have to pay.  Until recently this was 1 euro per visit, but latest news is that this has been put up to 4 euros and is causing a stir.  The complex is run by megafincas (www.megafincas.com) and I have found them completely unresponsive to email.  They have an office on site that is open in the mornings Monday to Friday.

Security on site seems fine - we've had no issues - and it's usually quiet - although there's often quite a bit of a buzz at weekends, particularly during the holidays.

There is a locked gate that leads to the beach and the tram - you can buy a key from the office if you don't already have one - but it is sometimes left open.  Again, we've never had any sort of security problem to date - and a local Spanish lady keeps an eye on our property for us.

Parking on site can sometimes be a challenge during busy times - you may have to park some way away from your house - but we've never not got parked.

There is a bus stop outside the complex - but it's for a single bus (C2) which goes from El Campello up to Venta Lanuza - the timetable is a bit random - they tell you what time the bus leaves the terminus but not when to expect it at the stop.  We've never used the bus - but it does have links to other services.

I have pretty much narrowed my search down now to just alkabir, it sounds perfect . I just need to find an agent who actually has properties for sale. They seem to advertise them and then as soon as I enquire they have mysteriously been sold , even though they are still advertising them ! Do you have any tips on how to pitch an offer once I find somewhere? Can you recommend any local estate agents ?

There are a large number of estate agents selling property on Calle San Bartolomeu in El Campello.

I don't have any particular recommendations - we used Inmo Sanz + Gestione Fiona - simply because they had a couple of properties we were interested in on the books.  The lady who showed us around a few properties was originally from the UK with Spanish parentage, so spoke perfect English and Spanish - which was helpful.

They did try and pressure us to use their Gestione service - which we resisted.  (They wanted us to put down a larger deposit than we had been advised and to use their services for the whole thing.)  We had, based on strong advice, already lined up an independent lawyer (Perez Legal) - who were excellent - so we did everything through them.  (The head of the firm returned our call on a public holiday and we were able to move very quickly.)

Regarding offers, again it depends.  In our case the property was already a good price and they wouldn't entertain lower offers.  Your mileage may vary.
