HI Adrian,

No, it's all far too long ago and I don't think the builder is even in business any more. We did not actually loose any money over it but we certainly learnt a lesson.

By the way, the money was all my hard earned cash.

So the message remains, be careful folks.

Yes. If you lower the purchase price when you buy, to escape tax, you will  have made more profit when you sell and then would pay more tax. Better to declare the correct price.

I had another experience when I wanted to rent something for a year. Of course you pay a deposit and 1 or two months in advance .  They wanted me to put a year (!) rent blocked at a Spanish bank .   Seems rather bizarre to me . Why you pay in advance if they in fact want a year in advance ??.

Paying 6 months or a years rent in advance is becoming more common now in both the UK and Spain.  I know several people who have had to do that in both countries, and they still had to pay a deposit.  If you do this you obviously need to check everything very carefully and go through a solicitor or reputable agency and have legal contract and receipts.  I find it quite frightening that you have to part with such a large sum of money, but it is happening and people are prepared to pay it to be able to rent exactly what they want.  It prices the these properties out of the market for most people, and they are not always luxury standard either.
