Advice for renters...

I am a renter and having issues with a landlord who refuses to fix an electrical problem. Right now I’ve had to disconnect part of my electricity and have no outdoor lights or air conditioner. The landlord refuses to respond to me. Does anyone know his legal obligation? Can I call an electrician and take the payment out of the rent? Anyone know how it works? Thanks.

Whatever the problems the law categorically prohibits tenants from withholding rent or deducting from it to cover the cost of repairs or rectifying faults so no, you absolutely cannot do that. 

Where a landlord wilfully refuses to honour a genuine obligation you may be entitled to employ (and pay) a professional to fix whatever is wrong and then seek reimbursement from them, actualy securing that payment might be a whole different topic though! 

There is wealth of information covering all aspects of renting available online and a simple search for "Spain landlord obligations" would be a good starting point.

The above information from Movington is quite correct in Law.

In practice and with years of first hand experience witnessing such situations ,I have seen the " last Resort "hitting the unresponsive Landlord, were it hurts most, I.e. " In the pocket " via  witholding of rent ,bring positive results for the Tenant.
