Must you insure your flat in Spain?
As I said do you have to insure your flat in Spain? And if so where best to do this in Campello? Used to be with Knights, but they’re not here anymore! Thanks

Yes, it's always wise to do so. Best to be prepared, just in case something happens. I have a policy from my bank, so you may like to investigate if yours does the same. Hope this helps.

Insurance is usually required for mortgages.
Otherwise: no, you are not forced by anyone or anything to insure your flat. However, it is highly recommended.

As others have said you are not obliged to insure your property although this would be advisable.
After using Sabadel for the first year (about €230) we have since used Axa insurance in El Campello. The agency is run by a very nice lady called Lilia Garcia who speaks very good English. She will ask you the relevant questions and give you a written quotation there and then. Our insurance for a 2 bed/2 bath apartment is about €130 per annum.

Just imagine …the plumbing under your shower happened to leak…pouring litres of water every time you shower through their bathroom ceiling. They don’t see it until they return for a holiday. Their bathroom ceiling has collapsed ….and there is mould throughout the flat …the walls to the next bedroom have got so wet they need replastered ….the electrics blow…
You want to stump up thousands to fix their bathroom or rather buy insurance ?
…I’ve been flooded out twice from floors above me! One was a shower drain one floor up….second , just 5 months after finally get everything repaired ( covid caused a lot of delays ), was 2 floors above whose under sink hoses “broke “ while they were away for a weekend …my newly renovated / repaired bathroom got soaked Again. I had to call the police at 2 am to try get them to turn the building water off. Finally they did ….at 9am! My newly repaired n plastered walls were stuffed again….plus the new ceiling lights & fans . Really ! It was a complete mess ….
Don’t risk it !

Know the feeling! I visited the family apartment and noticed the wooden front door was a devil to open. When I got inside, the hallway smelled damp and there was black mould on the walls and ceiling. it was even worse in the bathroom! Mould stains were also in the 2 bedrooms, though these were easily cleaned off. The apartment above ours had sprung a leak. One of the neighbours managed to contact the owner, who was living in Andalusia. To cut a long story short, her insurance assessor paid a visit & took lots of photos. Their insurance arranged for the repainting of the hallway and bathroom as well as a replacement bathroom wall mirror. The work was carried out on a subsequent trip. Having insurance gives peace of mind in case our shower causes damage to the property underneath.
