Hello everyone,

Just wondered if someone could advise. We are completing our new house purchase on the 2nd June. 

We have been asking for our official address from our Lawyer since last year  ,she has told me to use the street address. No suppliers of furniture, appliances, insurance, internet etc will supply or set up a contract without an official address. 

So I just wondered if anyone knows if it is legal to complete on a house without an official address. It would be most appreciated.

I wonder what that lady means with "official address", presumably your physical address or wherever you can be located and receive notifications, and that must not necessarily be in Spain. I would ask her what would be an "unofficial address" (if such thing ever exists).

Hello and thanks. 

I am talking about a proper address where I can receive post and order furniture,  appliances, internet, house insurance etc.

Companies will not deliver to just a street, I cannot sign contracts without a complete address with proof of complete address. 

My question is, can we complete on our house if we do not have a complete address  I can't imagine a Notaire writing our Deeds without a complete address.

I am not a legal expert, but like you I can't imagine a notary completing the contract when the property is not identified fully and correctly.

What type of house is it? Why is there any doubt as to the full address? Is it a new build?

Hi and thanks, 

It is a new TOWNHOUSE,  I won't go into the delays,  but I was told by the developer in November last year that the paperwork for the address was at the Townhall, even today our lawyer tells us the paperwork for the address is still in the Townhall, bearing in mind I found out later that our lawyer is the same lawyer for the developer and agent. 

So, our main concern is, our lawyer is chasing us to complete on the 2nd june, our worry is, what happens if we do not have a complete address. Without this, we will have an house without furniture  ,kitchen,  internet and most IMPORTANT house insurance.

The property will have a plot number and location, taken from the planning application, and that's all the notary needs to finalise a sale, and all that is needed to register it with the land registries.

If it's a completely new development, then it is up to the town hall to allocate a street name and property numbers, which would then become your postal address.

Ok thanks for that,

But will our service providers accept this?

If not I cannot see how we can move in to a house with no kitchen , furniture ,internet etc.

Your solicitor shouldn't have a problem in getting utilities connected. Once you've got a postal address, you can change the address for your water and electricity contracts to ensure that post gets to you - better yet, register for online access and paperless billing.

As regards deliveries, you should be able to overcome any potential problems by providing each supplier with a map. I still do that, 15 years after our move.

Ok thanks again for your help.

How would I get a map, we only have a street name of the outside street Costa Brava, we do not have the name of the new road inside our plot.

Also, how would we insure the house with just a street name.

What I provide when ordering goods for delivery is a map on the top half of a page, and a location sketch on the bottom half.

Regarding insurance, just ask a broker. It's a situation they must have faced many times before.
