Can anyone tell me the procedure to apply for permission to have a glass enclosure added on to the front of the house? Perhaps there is a better description for this but the house is in Puerto Marina in Gran Alacant and I have noticed quite a few houses here have this glass enclosure which extends from the front door to the balustrades. Has  Anyone done this and if so can you tell me where to apply for permission and if there is an email address please, thank you.

You will need to apply to the local town hall for a License and if you are on a community you need their approval too. A lot of people don't bother which results in problems when they want to sell.

Thank you for your advice, much appreciated.

I live in the UK, my house in Spain is a holiday home. I am not aware of being a community member but I pay regular community charges for the up keep of pool etc. Is this the same thing? Do I have to get permission also from this community.

Thank you so much.

If you pay towards communal amenities then you are surely on a community.

Yes, you'll need to get permission from the community. I would email the president of the community for advice.

You'll also need a licence from the town hall before you start. Do be aware that your IBI (council tax) will increase to cover the increased habitable area.

Have a word with your neighbours who have this work done. A great way to meet your neighbours and you may get some great advice on who to use, who to avoid and how much to expect to pay.

Your best action is to get an architect to do it for you.  We had a conservatory added on our terrace and he did all the work needed to get it approved at tge town hall.  If you dont speak spanish I wouldn't even try it on your own.  You will also need permission from the president of your community before you do anything.

You definitely need permission from the community. It would be worth having a chat/seeking advice from the President before any formal application, and before the meeting where your application will be discussed. If you proceed without permission, you may be asked to remove any construction you put up. I am aware of a situation where a glass enclosure was considered a ‘temporary structure’; many of the terraces and balconies in the urbanisation were enclosed by quite elaborate glass enclosures which to the untutored eye looked permanent! However an owner was asked to take down a single row of bricks he had erected on his terrace to give a little more privacy from passers by. He subsequently was given permission to glass in the whole terrace.

At present, I have emailed the community and had response confirming I need permission.  I have asked them for an email which can start the process for the permission.

I really appreciate your response, it was very helpful thank you again.
