Property without much natural light

My wife and I visited Los Palacios and Formentera areas to look at flats the last few days. 

We lov d on apartment which had everything we wanted at a price that suited us. The only one downside is that the windows were sort of in an inner courtyard so not much natural light which kind of put my wife off. 

It does have a small balcony facing other properties so no real sunlight but there is a great sunny communal roof terrace which for me overcomes the problem. 

She wants to keep looking but I feel in our price range we will need to compromise somewhere. 

Would appreciate thoughts especially from someone who may have sam sort of apartment.

I would suggest you consider several factors:

1.  Will the lack of natural light result in you having to always have lights on? (thus increasing your electric bill)

2.  In the summer months, will you find it too hot to use the roof terrace (unless it has shelter of some kind).  We all come out here with great ideas of what we can and will do, but the reality is a lot different!!

3.  Do you plan on staying there until your 'final' days?  If not, would the lack of natural light affect the property sale later on down the line for other potential buyers?

You may believe a roof terrace would be ok, but I think you will get fed up quickly. We have our own upstairs terrace with fantastic views of the sea and mountains, but it is seldom we use it now.                    Don't rush things, keep looking.

Thanks so much for your answer. We would only be using it as holiday home visiting maybe 8 weeks a year and possibly some family and friends. 

You are right the lights would probably be on a lot in the living area and bathrooms  when anyone is in the apartment. And I realise the roof terrace may not be th ideal compromise. 

We will need to give I more thought but the apartment offers so much.

Thanks I suppose you are right and maybe we would get fed up with the trip up and down to the terrace. 

I am maybe just too eager !!!

Be careful when buying somewhere with a so called inner court yard as when all the flats etc are occupied and have their windows open it can be very noisy as the noise bounces of all the walls,  also do the kitchen have windows into this space as you could end up getting all the cooking smells etc. Remember there are plenty of flats up for sale.

As Kenith1 said we had private roof terrace we only used it for the drying the washing

The right appartment is out there just waiting for you.  The most important thing is 'do not rush'.  It is a buyers market at the moment.  Theres nothing worse than buying something and then feeling that it just quite isnt what you want.

If you are going for an appartment, ensure you check out ghe status of your neighbours ie  do they live there permanently or jusg visit; does anyone own noisey pets (we used to own a MaCaw which we had to rehome cos evety time she sqwarked you could heat it right across the valley - and we have a large Urb opp us)

We have some friends who live in an appt theres one neighbour who owns a dog that constantly barks.

Other things to consider if buying an appt is will you hear your neighbours moving about above or below you?

Thanks for the responses gives us a lot to think about. Has calmed me down a bit as I can be a bit gung ho. Realised the light doesn't bother me too much as I am usually out 80% of the time however my wife does like to sit on a nice balcony and read when I'm away wandering so wouldn't be fair. 

Oh well back on the hunt.

What has drawn you to Formentera del Segura in particular?  It is not particularly well served with public transport.

This will mean you will have to keep a car here, hire or get taxis to and from the airport whenever you visit. Once here, without a car or careful planning, you will be pretty much stuck.

Having bought and moved here permanently we found that the criteria we initially thought were important changed considerably. 

If your wife is going to spend a lot of time at the apartment then a view would be nice, be it the community pool and gradens, a sea, mountain or country view or even a bustling street view.

I agree with other members that a roof terrace is not as good as you would think, especially a communal one where you would be lugging everything up and down all the time and in the summer months it will be like an oven and sometimes, once sat on the roof terrace, all you can actually see are the terrace walls and the sky.  A balcony is more useable and easier to shade. Large windows could be a problem in the summer months and will probably end up with blinds or curtains drawn to keep indoors as cool as possible.

If without a car, are bars and restaurants within an easy walk and the supermarket, because getting shopping home will be a big feature? Is it too close to bars? 

There are many areas closer to the coast and much better served with public transport such as Santa Pola, Gran Alacant, Guardamar, La Mata and Torrevieja itself and going inland to La Siesta/Habaneras areas where prices are reasonable and you could explore further afield. 

Some communtities can change considerably between summer and winter so my advice would be to rent at the times of year you are likely to visit before you commit to a purchase which you could live to regret. The price of renting legal short term holiday lets may seem high but it is nothing compared to what you will lose if you buy the wrong place.

When you do find something, find your own independent solicitor and never the one recommended by the estate agent, however quicker, cheaper or easier they may tell you it will be.

May I also suggest attending ond of the 'Place In Sun' exhibitions (London one is in May at Olympia).  They will evrrything and everyone there that can and will answer your questions.

We got our Solicitor from there.  They did everyhing and were brilliant.
