Hi

Just offer as you would on a property in the UK. You need to add on 13-15% for taxes and lawyers fees.

Absolutely nobody offers the asking price, also bear in mind the sellers estate agents fees will be built into the price. So go in with a "cheeky offer" as they say on Escape To The Sun.

I would go in at 110k. 

13% For all the costs 15% is too high.

Hiya Smiler. There is no set level. A lot would depend on how long the property has been on the market also if any other parties are interested, and how keen you are on securing the purchase.

Hi yes for sure I got my house for less than asking price and they were Spanish if they won't to sell they will take a reasonable offer

Make the offer they can counter offer and you can always walk also remember they may have already dropped the price and might not be in any hurry to sale, don’t believe everything you see on TV

And whatever you do DO NOT BELIEVE WHAT THE AGENT TELLS YOU, if at all possible speak directly to the seller, there are too many stories of Agents telling the seller that the offer is less than what the buyer has offered and if the sale goes through you know whose pocket the difference goes into.

I have put in offers in the last month on places in Santa Pola. I did the usual 10% below price. They didn’t even pass it on to the vendor , I discovered!  They came back after 2 weeks asking me if I had more to offer. When asked what the vendor had suggested as a counter offer to my offer, I realized they were not even passing on my offer to begin with, simply trying to get the full asking price.
