Buying a property in El Raso

We are looking to move to Spain October time and have picked out El Raso but a little concerned as properties seem to be on the market a long time there and may want to upsize a bit after so thinking of re-sale. We have looked at Quesada and Lo Crispin. What are your thoughts?!?

The costs of selling and buying are so high it doesn’t make economical sense to me.  Of course people do  come out and buy what they can afford with a view to moving on.     We have what I think is a lovely 2 bed villa with pool for sale in Quesada but it has been on the market for a few months and had the same thoughts as you.   People come out, get familiar with things and then get brave and want to move on. We did just that but it is very different here and not that easy as there is so much available you really do need to think long term as opposed to long term.    The selling fees and taxes are very steep.    El Raso and Lo Crispin are quite isolated in comparison with Quesada and whilst I am sure they are quite pleasant to live in they are somewhat limited and you could have difficulty with a resale.   I know folks who live in both quite happily but have to stay there because of a difficult resale market.   We looked at both before we bough 6 years ago and settled on Quesada because we felt it had more to offer with a resale in mind.   Houses don’t sell overnight as in UK so you need to think longer term if you possibly can.

Hi, both in terms of location and facilities.  I believe Lo Crispin has one bar and no supermarkets as such.  El Raso has more facilities but is quite difficult to access without transport.

Depends on what you consider a good deal to be.   I don’t think there are any deals to be had like there used to be.  Repossessions are few and far between as the Spanish Banks put them all into a toxic bank and they drip feed them back onto the market. However, they usually get snapped up before they reach the public by bank officials or commercial investors who won’t negotiate heavily.

Of course no one expects to pay full price and it depends on the Sellers circumstances as to how hard they are prepared to negotiate.    The market, so I am told is very buoyant at the moment so people don’t need to take a hit.

In addition, if you are able to grab a bargain, again think about why it’s a bargain!   You may not think it’s such a good bargain if you get stuck with it.

House prices in El Raso and Lo Crispin hasn’t gone up that much so as to be noticeable as opposed to other areas.

Spain is a very different sometimes difficult and certainly complicated market compared to U.K.

My advice would be to not get too hung up on bargains (although who doesn’t love a bargain) but to really make sure if the house for you I. The right location for you that you would be happy to stay in reasonably long term.    For some reason and I can only think it is down to the very heavy costs, people don’t seem to move around that much like in the U.K. but tend to b

Long term and choose the property and area carefully.    Loads of people live quite happily in the areas you have earmarked so they must have some benefits.  Just don’t go expecting knock down prices and a quick sale if you decide to move on.

I was just making sure it wasn’t like another area we were looking at and were told to avoid like the plague but we have been a couple of times now so know which areas we like also back in a couple of weeks for another look. We both drive so that’s not an issue, I wonder if it’s because they don’t have pools or a communal pool but there is space for one and doesn’t put us off. Thank you for the advice.

Hi.

We live in El Raso but in one of the newer developments at the bottom.

Aside from the building work going on, it is very peaceful.

There are shops at the top end of the Urb., although the supermarket is not great, and we travel to Quesada or Torrevieja to do a main shop. The restaurants, and there are several different ones, are all worth a visit if you like eating out. And we have met and chatted to a few Brits whilst there. We have not met/heard Spanish people in any great numbers. We have a car so do not rely on public transport and cannot comment on that. We do see buses on the main road.

The beaches at Guardamar were one of the selling points for us. And La Marina.

In our complex, the majority of owners are Belgian, and Dutch. 

We have been told that there is a Commercial centre to be built nearer to the lake, which will be up and running by January 2019. This will apparently include a supermarket and 17 retail and eating outlets. The designated area seems to be pre prepared so it may be started soon! But this is Spain.

We just holiday here so our perspective is different to someone who wishes to settle here.

Stay with el raso rent if not sure but a lot better area and there a bus service

We have just put our 3 bedroom 2 bathroom villa up for sale on El Raso. If you're interested in viewing let me know.  There are bars, restaurants, etc. A new Consum supermarket has just opened along the road from here and there is a little bus running into Guardamar from here.
